We stayed at the Phoenix with a group of college students in May of this year while on a long weekend in London. While the rooms were quite small, the location was convenient--just around the corner from the Bayswater Underground station with many conveniences nearby, yet in a fairly quiet and very attractive neighborhood. Got a great deal on the Phoenix through British Airways but was a bit nervous given some of the negative reviews. I needn't have worried! We had a 2nd floor room overlooking the square which by London standards felt positively palatial! We stayed one night and found it to be okay...somewhere to lay our heads. It was a reasonably quiet location, wonderfuly close to 2 tubes. The breakfast was far too sugary.
