The walls are paper thin and if you stay on the top floor it is certainly most unpleasant. Before I go further I want to stress the lady running it is lovely and I hope this tough review helps .Dave A describes it very well as dirty and cramped The room for three is not a room for three. Yes...

We stayed in room 6. If cleanliness is a priority for you then stay away from this B&B. Black cobwebs over the curtain pelmet, light fittings etc, dirty carpets, cracked basin; which has been 'repaired' badly with glue. The basin is in the main room, not the shower room. Previous guests' toothpaste splatters on the mirror. The wallpaper is peeling...

We really enjoyed our recent stay at the Sycamore Guest House. Spiro and Elizabeth are very warm and friendly. Our room was small, but clean. The bed was soft and comfy. It is on a quiet street, no loud traffic sounds at night. They serve a full English breakfast that my son took advantage of daily. I would definitely stay...

Stayed overnight on business. Owners are delightful! Location excellent, 5 mins walk to the city. Will definitely stay again. Unfortunately I had to skip breakfast due to an early start and from reading other reviews it seems I missed out there.

Just returned from weekend in york this our 2nd vist to this guest house as we find it clean comfortable and friendly the owners are very welcoming and do a mean breakfast.The guest house is situated about 10 minutes walk from the centre of york and the same to the train station we arrived earlier than the check in time...

Small B&B hidden in a corner of a small road, easy to find and parking provided. As we where going to the races we arrived at 11, the landlady gave us the keys to the front door and our room key but we could not leave our bags. We had room 7 top of stairs at back if the house....
