Overnight stay - 2 single rooms. All facilities - towels, toiletries, free wifi, Tv, hairdryer- full English brekky included. Rooms very clean, beds comfortable. Staff very accommodating to late arrival - all work d out great. Very close to the university.

Staff were nice on arrival however, the room was awful to say the least. Firstly, after making a booking with the Glengarth further up the road I was moved to The Avalon and only notified on the day of my arrival. Stained bed, stained curtains, cracked sink, mysterious marks on the ceiling, wall paper coming off the walls, very noisy....

For the price this place is ok but certain things seemed a bit hit and miss. The staff were friendly and the cooked breakfast was ok. Refills of tea or coffee if you ask. Breakfast timing suits people who are in Leeds for work though rather than slow risers who are there for leisure. Beds were comfortable too and it's...

We stayed in a Family Room on a Saturday night. The cost was £70 which we thought was good value - the breakfast is included and was fine. The service is very good, particularly at breakfast time. We would certainly stay here again.

I really used to stay in Avalon guest house. The last time I forgot the passport there and they call me. So, they are very safe staff. I highly recommend it. Its location perfect, particularly for students.

Stayed in a family room for 4 people on a Saturday night for £75 which was very reasonable, the room was clean and comfortable with an en suite bathroom and towels provided. I got a single room. The room is small, but it is ok. Toilet and shower are ensuite, and are very small. Otherwise it is all good. Breakfast is included. It's not the Hilton so if that's what you expect this us not the place for you. We needed a place for a couple of nights near to the university whilst visiting our daughter, and the Avalon was the nearest. Room basic and a bit shabby but clean. Breakfast was very good, better than you get at some big name...

Only stayed here because of its vicinity to Brudinell Social Club. Only ten minutes walk from the hotel. Hotel is very basic. Staff welcoming Room average but clean. The area around doesn't help. Hyde park is a dump. was probably a very affluent area years gone by, but now spoilt by money grabbing landlords and students
