Rooms were pretty shabby but in this neck of the woods it has absolutely no competition so completely resting on their laurels. Greeted with an exclamatory question of "Breakfast is 9-930am, is that ok?" Which wasn't really as my 6 year old gets up at 630am! Was worth the wait though and had a good sleep. This is a shame because it could be so nice but it's not its very dated and run down and is in need of a total refurbishment the is pools of water in the hallway leaking in from the floor above the shower is not attached to the wall and the jagged sharp on/off heat controler is broken and dangerous....

Very friendly place to stay, nothing too much trouble. Relatives stayed in a family room & were very comfortable. Room was clean and bright & all slept well. Nice quiet area near Roundhay Park and Canal Gardens

iv just recentley stay at this bnb the rooms was dirty the bathroom had dripping taps the shower took 10 mins to warm up then was to hot they was still shampoo bottles in the bathroom from the last guest empty. the tv would not pick up a very good signal thick dust on top of warddrobes did not fill...

Hotel it isn't, it's a B + B at best. Very run down and tired. Room cold, shower had to be put on the cubicle floor as it never stopped running. Socket on wall not attached to the wall so dangerous. We stayed here after attending a family wedding. Easy to find, parking outside, the kind owner had our two rooms ready in the morning so that we could get ready.
