I travel throughout mainland UK for business and use a lot of b&b's and hotels. I must say that the owner Vinesh was a very friendly and helpful host, unfortunately that is the only thing good about the b&b. On arrival it is clear that Mr. V is not a gardener as the front and back gardens need serious attention....

Wonderful welcome and outstanding service from friendly owner Vinesh which was very refreshing as it is difficult nowadays to come across exceeding customer service. I advise opting for the breakfast as it is very delicious, fresh and a good set up for the day ahead. Also great value for money. I stayed in the single room which is perfectly adequate...

Stayed here for three nights, booked through last minute as was coming down on the day. Very inviting welcome, As a arrived owner was very welcoming, very pleasant and helpful. The room was very warm, decent size en-suite and one of the comfiest beds i have slept in, in my life. Would recommend to anyone and will defo be back...

Friendly owner but it stops there. Dirty place with bedroom covered in dust, shower black from mildew, linen and towels old and washed out, beds creaky and very uncomfortable with hard mattress, breakfast horrendous with dirty placemats and even had mouldy toast. Definitely not value for money.

As we arrived we felt taken in charge by the owner of this guest house. He tried in every way to make our stay pleasant, by giving us also useful tips, for example where to eat or park in the city centre. The room was comfortable and the breakfast in the morning "freshly prepared".

We went to Dundee to set up our daughter for Uni. We couldn't fit her in for a second night where we were but we found this place and were really happy to leave her there. Very welcoming host, great service (nothing too much trouble - loaned me a Blackberry charger which was a life saver!). Rooms are pretty basic but all very clean and tidy and excellent value, plenty of clean towels, loads of hot water. The manager of this B&B knows his stuff!!! The room was lovely and beautifully presented. We were on the ground floor which provided no disadvantage and would stay at this B&B again in a heart beat The manager was so knowledgable not only about Dundee but also about nearly the whole of Scotland!
