Rooms are way tooo small for a family. Standard rooms with a queen size and sofa bed for a family of 4 . Probably less than 20m sq size. Great Breakfast offering. Basic and delicious of cold and hot food with balanced diet of fruits and cereal. Enjoyed that. Friendly service. Love the reception whom tries to help us and remember our preference.

We looked through reviews for so many hotels and compared rates. This one had the best location and prices. Breakfast surpassed our expectations, with really good hot food and even fresh strawberries, blackberries and gooseberries in January! However, there were hairs in the bathroom, dusty shelves and cups, as well as a ring left on the floor which we returned to reception. Some staff were polite and some were really rude. The area is also rather seedy, though it is only a block off of the Royal Mile and walkable to many attractions like the Chocolatarium.

First I want to say that the staff at this hotel are topnotch. I would give them 10 stars. They are helpful, attentive, professional and really go out of the way to help. The breakfast is also 10 stars. Even though I'm not wild about English breakfast, there is enough variety that anyone could find something that will make them happy. There is only one reason I gave this hotel a 3 star rating...mattresses. it is obvious there has been little thought for customer comfort. The fold out sofa mattress looked like something from a torture chamber. I spoke with a couple that stays here frequently and they said those mattresses haven't been updated in years. So, Holiday Inn, splurge and buy some decent comfortable mattresses.

We understand that we don’t always get it perfect, but the team will do whatever it takes to get it right and I am glad team assisted you and your family throughout your stay to ensure it was as comfortable as possible. I am pleased to confirm that we do have an action plan in place to start on the replacement of the double bed bases and mattresses in the 1st quarter of the New Year. This is usually done every few years, but it was our Twin Rooms that require replacements and all these rooms had new Mattresses and bases installed at the beginning of 2022. Again thank you for your feedback, without it we would be unable to improve our services and I also appreciate the time you took to inform us of any problems that had arisen to allow us the opportunity to resolve. Location is about 10mins walk from Waverley train station. It’s about 5mins walk from Royal Mile and 15mins walk from Princes Street. It’s abit off the main centre but still reasonably close, just that there will be some slopes to climb as it’s at the bottom. Room size is ok if the sofa bed is not deployed. Else, there is hardly space to walk after opening up the luggages. Room is very dark and there are just insufficient lights to illuminate the room. There is no mini bar, no safe in the room so do take note, although hair dryer, kettle and ironing and board are available. There is also a microwave at the basement that can be used by all at any time. Breakfast is part of the deal. Food variety is the same daily but quality is reasonable. I have stayed in multiple Holiday Inn Express hotels and this is the worst of all. Housekeeping only for throwing rubbish and my rooms were not made up even once for my 4 days of stay. The service and amenity standard are far from the chain. The rooms are very tired. The shower head is leaking. If this was my first Holiday Inn Express experience I would never stay in any again. There is also a £1/luggage storage fee. The sign to charge the fee is clear but disappointing as it’s the first time I am paying after staying in multiple Holiday Inn Express hotels. …

My wife and I, not strangers to Edinburgh, and having never stayed here before decided to give it try, knowing exactly where it was as a result of previous visits. We have to say we were extremely pleasantry surprised by the very friendly attitude of the reception clerk on arrival and others there,, through to the cleaner and staff at breakfast putting food out/clearing tables. We found the room very clean, lovely bed, VERY quiet at night, we can’t really be critical but will be, the room appeared a little too warm (freezing outside!) other than that who needs more. Great choice at breakfast, and for a capital city hotel, from someone in Yorkshire (long pockets/short arms) very reasonably priced. We will be back, possibly, in January 2023. Thank you to all staff.

Check in was fine, room fibe and clean, staff nice enough. Location good...just off Royal Mile. Breakfast was adequate and reflected the price we paid for centrally located hotel.Had to use a private carpark nearby. All in all it was very nice. No problems.

The hotel is located in a studenty area, but is quiet, well located for restaurants, the Royal Mile, and other tourist attractions. Our bedrooms (standard double with sofa bed) were always clean, and well serviced. The staff, at reception, cleaning and maintenace were always helpful, smiling, and courteous. Reception were quite happy to print off our boarding cards, and also those of our friends who were not staying at the hotel. Maintenace rapidly fixed a slightly sticky bathroom door, whilst the cleaning staff were always happy to provide a little extra coffee/milk etc, and help with room keys... The only slight (and I mean slight!) niggle was that the air-con in the breakfast area could be alittle chill at times. One tip - book early, as the rooms had gone up nearly a thousand pounds between December 2021 and September 2022. One of the booking options gives you a full refund upto 24 hours before check in...…

Dear hughcr, Location is of the hotel is great for getting around the city. We are on the Cowgate in the Old Town, near the Royal Mile with everything just a walk away. From the moment we arrived, two days later every single member of staff were absolutely lovely. Nothing was too trouble. The rooms were clean and adequate for our stay, breakfast was perfect, staff in breakfast area were as nice as reception staff. Will certainly be recommending this hotel. Pros- -Good location -Front staff was nice -Decent breakfast Cons- -The rooms were tiny. There was no place to move at all once the sofa bed was open. -bathroom was tinier if possible. The sink and the shower had cracks - the air conditioning didn’t work well at all and the comforters given made it difficult to sleep at night - the Internet worked only in the lobby. In the room if you sat on the floor by the door it worked. - there were no charging plugs next to the bed. There was only 1 on table. Since we were a family of 4, it was difficult to charge everything - there was no basic toiletries like conditioner available even for purchase.

Dear as79_nyc, Thank you for taking the time to review your recent stay at the Holiday Inn Express – Edinburgh Royal Mile. We are very sorry to see that overall we were not what you expected from a Holiday Inn Express. Location of the hotel is great for getting around the city. We are found on the Cowgate in the Old town and many attractions are within walking distance. The team really do strive for customer excellence and will help our guests in any way possible and offer a simple complimentary breakfast for all our guests to get you started for your visit of Edinburgh. We always try to warn our guests prior to arrival that once there is 4 of you in the rooms with luggage and sofabed there is very limited space. On the booking site you used to book one of the 1st imagines is on the room with the sofebed down, which is clear that there is limited space, along with the 1st line of the description we explain that the room is 19 sqm. We have not received a complaint about the size of the bathroom before and do usually get more positive feedback about it ingenuity regarding the door, but will certainly monitor this in future feedback. We have a contractor coming out on the 16th September to fix the crack in the sink and shower. This happens when guests drop glass or heavy products, usually large bottles of perfume and the corner hits the sink or shower pod. We do get these issues fixed in a timely manner, but due to events taking place in August, September was is the best time to get them repaired. Our Air Conditioning Company came out to look at the aircon in room 402, after your review and they have found absolutely nothing wrong with the unit. This room has been getting used by guests since your stay and we have no further feedback about this unit. We continue to monitor and the AirCon is working fine. This is also the same for the internet WiFi – we have been checking this daily and in other rooms, different times, but nothing has been found to say there is an issue. We have been advised to continue to monitor and any further feedback and engineer will come out to replace the Wifi routers on the 4th Floor. For 2023 we have a plan in place and have received quotes to have USB sockets placed next to the beds. We do receive feedback about the lack of sockets at the bed and understand our guest’s frustrations at this. We have a double socket with USB charge at the desk and a single socket at the mirror at the moment and we also have 5 meter extensions available on request at reception in the meantime. There is basic toiletries in the bathroom with handwash at the basin and a combo hair/shower gel in the shower. You can also get a variety of guest supplies at the reception such as bars of soap, shaving kits and dental kits to name a few, but will certainly look at getting conditioner as part of these supplies at the reception. Again thank you for your feedback and hope you enjoyed your time in the city.
