We stayed for 2 nights, the owner was very welcoming, we had king size room with en suite, very comfortable a quiet area but in walking distance of the royal mile, breakfast lovely, would recommend it.

The hotel took you to Tibet .. we had the Budda Room full of nick nacks which were all interesting to look at. Not keen on shared bathroom but small moan about the place. We stayed here 2 nights and it was lovely. Very quiet location in a lovely street. Bus stops to city centre an easy 1-2 minute walk away. Big room, very comfy bed, clean, kettle provided. We had a lovely stay here while attending a sports event close by at Peffermill. A stroll into the centre or frequent buses and lots of nice places to eat within 10 mins. Owner is very friendly and welcoming. The room I had was not en suite although sharing a bathroom was not a problem for me. Use of free WiFi was really useful and a nice fast connection. We stayed here for three nights and the room was great - large with a large bathroom and really clean. The breakfast was nice too and we had nothing to complain about, until we spent one night listening to someone playing guitar and violin(?) until past midnight in what sounded like the room next to us.

While the location may not be the best if you would like to check out the city center, regardless it is in a pretty convenient location overall (e.g. Holyrood park is close by - 10 minutes walk).
