Said too early for a room initially but we’re an apex insider and then said actually we have one available but internal view - weren’t bothered as wanted a quiet room and good sleep! Was upgrades available but sold out for our room type! Late check out of 12pm for insiders a bonus too! Rooms had tea/coffee making, biscuits, hot chocolate, fridge with cold water in, rubber duck, shampoo/conditioner/shower gel etc TV a good size

Leisure facilities were great, nice pool, sauna, steam room could do with a clock in pool area tho! U need ÂŁ1 coin for lockers, your room key to access spa, I would recommend bringing flip flops for sauna floor and getting up steps to pool as slippery, spa had a water fountain but I struggled to work this! fresh fruit on way out too, also has a small gym, spa treatment rooms etc

Hotel has had refurb looks nice and modern but restaurant breakfast not as good as previous years, eggs in breakfast hard maybe should’ve sent it back but bacon sandwich good, much smaller continental selection this time but don’t think breakfast here is worth 16-18 pounds

We will return again in future but have second thoughts about the breakfast

With a great location, you can easily reach everything within walking distance. The hotel''s elevator offers easy access through to the train station. Relaxing bar, great restaurant with 1st class breakfast, simple check in process and a takeaway breakfast on the last morning when we had to get a very early train. Location is excellent and the pool was really enjoyed by my daughter. The family room was big and WiFi was reliable. Now for the own goals. A spa hotel that runs out of towels with staff commenting that “this happens all the time” - easy to sort. The safe did not work on arrival, but this was fixed via feedback on a survey I was sent whilst out shopping - this wasn’t a big issue for me and I really liked the survey. The main issue was with the smell from the sink in our bathroom. The staff who were attending to our room knew this was an issue as they kept putting the plug back in to stop the smell coming back out after they had serviced the room. So, I saw no need to raise what was already a know issue choosing to be ignored. I felt sorry when I left and raised it with reception as they had nothing they could feed back. They asked why I did not raise the issue and I simply stated, because you already know about the issue and on a two day break i did not want to lose any time changing rooms. I explained that that the u-bend and attached pipe was most likely blocked and needed cleaning. Not the most pleasant job, but if not done soon - when the weather warms up the smell will get a lot worse. We applied the same solution as the people servicing the room, just put the plug in. This misses the point that they knew about the issue and choose not to do anything about it before our arrival as paying customers. Last own goal, the hotel looks good front the front and gets better as you walk in and see the bar and restaurant, but when you walk round the corner and see that sellotape is holding the lift button together it plants doubt in the mind. Any other floor and only 20% of customers would see it, but on the main floor 100% of customers can see it. All the above could easily be fixed with a more proactive approach. Honestly wanted to give this a 5/5, but I can’t and I know others with a smell like the one we had would be far more critical.

This hotel has a good location in the New Town, right next to Calton Hill, a short walk to the train station, and walking distance to the sights of the New Town and Old Town. Reception is on the fifth floor, which is street level on that side of the hotel.

Our experience was a mixed bag. My friend and I booked a City Twin room with two twin beds. When we arrived, I asked if the room had a walk-in shower, and they switched us to an accessible room with two twin beds on the third floor (two levels below reception), the only room type with a walk-in shower instead of a combined tub/shower with a high tub wall. The room size was adequate, with a desk area and two chairs. There was no dedicated luggage space, but we asked for two portable luggage racks, which were quickly delivered. The problem was, there was no cell phone service in the room (although the hotel Wi-Fi worked fine).

I asked about moving to a room on a higher floor, which they were able to accommodate the next day. The second room was on the sixth floor, in the same line as the first room. Same configuration, but only one chair, not two. At least I got some cell service, but only one or two bars, so it was better but not great. I think the problem was caused by the location of the rooms in the interior of the hotel, because cell service was good in the fifth floor reception area and the seventh floor breakfast area.

The breakfast buffet had a decent variety of hot and cold items, and the staff were friendly and helpful. However, the hot food, coffee, and hot water for tea were never hot.

The location of the hotel is ideal for the new town and is very close to Waverley station. The hotel has lovely rooms and a nice reception area with a small bar. The breakfast/dining area looked nice but we did not use this. The actual room was very nice, modern and clear with a lovely large bathroom with a walk in shower and large free standing bath, the bed was really big as was the tv for a hotel room. We were on the top floor at the back of the property and had 3 velux style windows with pull down blackout blinds, you could open the windows a little but it was very noisy if you left them open as the hotel backs onto a very busy road and shopping centre.
Overall we were pleased with the whole hotel and room however, I would only book if we managed to get the same money off deal via booking.com that we did this time ÂŁ160 per night is still expensive in my opinion but without the money off it would have cost over ÂŁ200! Which would have been bad value.

I recently stayed at the Apex Waterloo Place Hotel and unfortunately had a mixed experience. The hotel is undergoing some renovations so they had a make shift reception desk set up in the bar area. Upon arrival, the duty manager started the check in process and immediately started having technical issues with the computer which made the process painfully slow. Notably was the lack of eye contact or smile throughout this process as she was more concerned with the computer than giving us a warm welcome therefore this left a poor first impression. We were then told to wait in the restaurant whilst she went to check on our room as it was showing that it was occupied on the system. It was, so we had to wait again for a new room to be issued. Once we got new cards we went to room 719. The room itself was disappointing. It felt below average for a hotel of this standard. There was a long hair on the bed, which was off-putting, and the fan in the room was noisy, making it difficult to relax. Additionally, the decorative pillows had stains, and the grout in the bathroom had visible black mould, further adding to the lack of cleanliness. The bed itself was cheap, bouncy and springy. It dipped in the middle which didn’t make for a pleasant sleep and for $550CAD or £300 per night, this was in my opinion unacceptable. My husband mentioned our disappointment to the manager but didn’t want to spend more time on the matter as we wanted to enjoy our one night in Edinburgh. When we arrived back to the hotel, a letter had been posted under the door advising us that our bed linens had been changed and a 15% discount would be given. An appreciated offer but one that missed the mark in our opinion.

That being said, the hotel's location is its saving grace. Situated at the bottom of Princess Street and just a 5-minute walk from the train station, it’s incredibly convenient for exploring Edinburgh. Despite the great location, the overall experience left much to be desired. Definitely not a 4* hotel and I hope improvements are made in the future.

Excellent hotel. Nice and central, rooms were nice and clean and breakfast was well stocked and fresh. Staff were all extremely pleasant. Check in is 2:30 we arrived about 2:15 and were given free drinks in the bar while we waited on our room. Bed was very comfortable and we had a good sleep. The box of Chocolates in room on arrival was only ÂŁ5 extra and is a nice touch as was presented along with the towels and rubber duck on the bed, and was a pleasent surprise for my wife. There is a handy shortcut worth knowing about from Waverly. Take the Calton Road exit and when you come down the stairs off the bridge, cross the road and head to the left under the archway and about 50- 100 yards or so along there is a side entrance to the hotel. Buzz in and take the elevator to floor 5 which is were the reception is.

There was lukewarm water for shower and bath. Not hot at all.
Told front desk they said that it might be due to other people using the hot water at the same time. And they would sent someone to check.
Did not resolve the problem. Don't know if anyone checked.
Had a shower on Thursday, Friday had one in morning, one at evening before we went out, tried to have a bathroom on Friday which was not possible at all the bathroom temperature was more for a baby and they would still be cold. So tried to have a shower still lukewarm.
Saturday morning tried to have a shower and that was still lukewarm had the shower temperature on full beyond safe temperature still lukewarm

Our room was bright and clean, with a large TV screen calibrated to watch from the bed. A desk that can function as a vanity with the middle that can be lowered flat or can prop up with a mirror. Shelves and drawers in the closets. We had three rather large windows that opened. Little sheets of notepaper; loads of outlets. We had a standard room, and, even though the room itself was not extravagant, small touches made it feel like luxury: big bottle of Belu filtered water in the fridge, along with small containers of milk for coffee; four glass beverage cups; nice reusable coasters; decent artwork on the wall. Also, the rooms were well-designed; everything was within reach and we never bumped into anything.

Of the five hotels we stayed at on this trip to Scotland, this was the only one with a bright, well-lit room, and also the only one that had a desk chair you could adjust to the right height for doing work on a laptop.

The bathroom was large and well lit. Antipodes brand amenities: soap, body wash, shampoo, conditioner, lotion. We had a shower and a bathtub; washcloths (not provided at the other hotels we stayed at), a rubber bath mat.

The breakfast is sort of average; I’d try Society, a few doors down. Also for lunch or dinner, Howie’s, a few doors up is good.

The service at the hotel was exemplary: housekeeping did a thorough job; reception desk staff were friendly, helpful, and efficient for the two issues we needed help with (adding an extra night’s stay when our current room was booked, and assistance after I had an accident outside the hotel). Furthermore, this must be one of the best-designed, most comfortable hotel rooms (including bathroom) that I’ve stayed in – and for a standard room that is something.

We spent 3 nights and had a room right at the top of the hotel with a great view. Despite the location, it was very quiet. The room was comfortable with a kettle, Nespresso machine and a large glass bottle of filtered water in the fridge instead of the small plastic ones. Bed was very comfortable and there was plenty of hot water and towels in te bathroom. All the staff in the hotel were friendly and welcoming. In the dining room at breakfast and the one night we ate in, the staff there went out of their way to look after us and were extremely professional without being formal.
