Rose Street is in the city centre between Princes St and George St, a perfect location for break in Edinburgh. The rooms are small but modern and spotless, very good value for money, we even had a view of the castle. I was concerned about noise as Rose St is busy with pubs and restaurants but we were not disturbed at all, very quiet.
There's not much privacy in the rooms, so I maybe wouldn't stay with anyone other than my husband.
Staff were very friendly and helpful.
We will definitely stay here again, great location and fantastic value.

Having never stayed at a Premier Inn Hub before, we were uncertain as to what we would receive on arrival. We should never had been concerned as the hotel exceeded our expectations. Check in at the hotel was quick and very easy and we issued a room on the 3rd floor looking into Rose St(one of the bigger rooms). The room was a good size with space around the large king size bed, a desk and chair and a well equipped toilet/walk-in shower. All lights, heating are controlled from the panel on the bed head board. During the undoing Coronavirus pandemic, rooms are only serviced on request which was suitable for us during our stay.

The hotel has a small bar area on the ground floor with floor to ceiling windows giving guests the opportunity to look into Rose St. all precautions have been taken for COVID with guest details taken prior to being allocated a table. Guests also have the facility of getting free coffee and tea in the bar area to either drink in the bar or take to your room. We had breakfast in the mornings at a cost of £5pppd which was great value providing a good continental breakfast that set us up for the day. This is a good hotel and would recommend this to all travellers.

I went to Scotland in September for my 30th Birthday. It was a solo trip.
The staff were very helpful and forthcoming especially because they were offering rooms for solo travelers closer to the elevator and the upper floors so you feel safer. Before arriving i emailed them and they granted me those requests.

Once you get your keycard you have to scan it to enter the elevator and after that there is another door to get to the corridor to the rooms and you also have to use the key card. So yes as a female solo traveler i felt very safe.
I heard some rooms don’t have a window. But i requested one with a window. I had room 520 with an amazing view. Windows cannot be opened though. Which was no problem for me. I just had to see what was happening outside. Just to know how the weather was.

Luggage storage is possible and for free.
They have a lounge/ Café inside and as a guest you can get free tea or coffee anytime which is amazing.

The room i got was really great. As i said i had an amazing view over princes street. It was perfect for me. The bed was bigger than a normal single bed. I guess it would be possible to be in that room with your partner but for my taste it would have been a little too cramped inside. But you have the option to book a bigger room instead of the standard one i got.
They have a hair dryer, a/c, towels, tv where you can connect your device to watch Netflix. It’s very modern and most importantly the bed was very very comfortable and the bathroom very clean.

And the location was perfect. Just 3 minutes on foot to waverly station/bridge, 5 minutes to the next Five guys or Greggs and Sainsburys. Pubs and restaurants were all around the area. It’s very central.

I would to stay here again for my next visit. I’m definitely going back to Scotland the Beautiful.

I would really recommend this hotel.

I was looking for a basic hotel for a few days as just somewhere to sleep, shower, and sh** but that was a little more luxurious than a hostel or a B&B and this fit the bill perfectly. The rooms are modern with flat screen TV on the wall and free Wi-Fi, plus a little alcove under the bed to store even the largest of suitcases. Although the room was compact it was all smartly laid out with the shelf at the end of the bed sliding across to form a small desk, and a slim area to hang a few clothes alongside a giant drawer under the bed. The shower in the bathroom was also fantastic.

Location wise it's about 10 minutes walk from Waverly station and right in the heart of the New Town so it has plenty of high street shops and eateries in the area if you don't fancy the hotels limited food menus. It's about a 15 minute walk up to the Royal Mile.

The only few niggles were minor and not worthy of taking a star off. The TV has a volume limiter so as someone who is hard of hearing it meant it was difficult to hear it some of the time, so the option of a headphone socket would help if you are trying to keep room noise down. Also the tea & coffee facilities are free, but down in reception so you have to go down every time you want a drink.

The only other issue is due to COVID rooms are not being cleaned daily unless requested, but what this actually means is they are literally not cleaning your room at all unless asked. I had to ask for some more towels after a couple of days which I got, but nobody at any time came in to even take away the rubbish throughout my 5 night stay.

Overall this is a good location and ideal for a solo traveller on a budget but still wanting something modern and fresh.

Just returned from a 4 night break in Edinburgh.
Booked this one nice and early and secured the room for just over £40 per night - great value for central Edinburgh.

We again booked a larger room - spotlessly clean, nifty lighting heating controls on the headboard or via an app you can put on your smart phone.

About 10 minutes walk from Waverley Station as well as bus and trams links just a few minutes walk away.

Plenty of places to eat and drink all within easy walking distance.

Larger rooms highly recommended - not used the smaller inner rooms so cannot offer any insight on these.

It is what it is, it is very basic (but paying £30 a night ) you do not expect the Ritz.

The bed was very good and I slept well, the rooms are compact but as a lone person there was ample room. I do like the
panel that controls the lights and Air Conditioning.

The staff were very helpful and friendly.

The location was very good and central, numerous bus stops that can take you all over Edinburgh and further afield. The tram stop that can take you straight to the airport is five minutes away.

Easy self check in upon arrival, high standards of cleanliness as expected in Premier Inn (slightly dusty ledges around the bed but that’s being critical). The room was modern with control pan for AC and lights, large flat screen TV in the room and we had a decent view from our window over the top of some adjacent buildings. We never used the hotel facilities but there was a bar however no restaurant which wasn’t a big deal as there is a Weatherspoons just down the street. The location is ideal as Rose street has various bars and restaurants throughout. Check in/out times are ideal also 2pm in and 12pm check out, there is no parking onsite however we used a park and ride service roughly 20 minutes from Princes street which was free and the bus cost around £1.50 for a single

A brilliant little hotel right where you wanted to be. The futuristic room controls were right above your head so you didn't have to run in the dark (and the lights automatically came on when you walked in!). The bed was comfy, shower was amazing and an extremely reasonably priced breakfast made for a great trip - especially by offering a FREE left luggage service so you could arrive early (and leave late) without being bogged down by your suitcases. Would definitely stay here again when I return to Edinburgh. Thank you for a fabulous stay!

We loved the location of the Hub, which was perfect for exploring all of Edinburgh. All the staff are so friendly and professional, a special mention for Mari who went that extra mile to help us book our room. Check in was quick and efficient and they had a bag storage until our room was ready. The communal areas are kept spotlessly clean. The bar and restaurant area had a relaxing atmosphere and prices were average, the cocktails were spot on! We had booked one of the bigger rooms and it was very well designed and had some lovely modern touches with ample storage. The bed was extremely comfortable and we slept very well, having efficient air conditioning was beneficial. The bathroom had a double head shower with excellent water pressure and a shelf for toiletries. We would definitely stay here again if we come back to a Edinburgh.

I don’t recall seeing anyplace for laundry in the area. But you should be able to get an Uber or bus to a laundromat easily. Public transportation is amazing!
