The location is very central to the old town which is handy to get to all the main tourist areas including Edinburgh Castle, the Royal Mile and St Giles' Cathedral. The hotel isn’t too far from the new town either, making it a good location for a tourist weekend in Edinburgh. There are several ways to walk to the new town from the hotel, one of which is a huge set of steps at the end of the hotel building – fine going down – a little more effort is needed going back up them!

We stayed in a classic room which was fine, super king sized bed, comfy pillows. Lovely high ceilings giving the impression that the room was bigger than it was! It was helpful that there was a kitchenette in our room, while we only used the kettle in it to make tea/coffee, we could have had breakfast in our room if we'd thought about it! It was great that we could connect and cast to the TV screen from our phones and that the WIFI was free - it seemed a good speed. The staff were friendly and helpful and it as our flight arrived very late at night, it was good that reception was open 24 hours. The hotel had a nice feel to it and when booking seemed a competitive cost to others at the time.

We were surprised that a key card wasn't needed to access the lift and stairs to the rooms which we felt was a little worrying, especially as no one at reception ever questioned us coming in - we could have been anyone! It would be helpful if there was a mirror in the main room - I found it hard to do my hair and makeup. While there was a mirror in the bathroom, not helpful if my husband was using the bathroom and not great light in there. I had to use the mirror on the inside of the wardrobe and plug in my hair straighteners in the kitchenette - which only worked as they have a very long lead.

There weren't really any shelves in the wardrobe to put your clothes on, so we ended up living out of our suitcases, which wasn't great. It would have been nice to have breakfast when we were there but at ÂŁ14 per person, we found this a little too expensive.

Despite these little moans, it was all fine and we would recommend staying here, but for a short term stay. But it wouldn't take much to sort these bits out to make it an excellent stay.

We had a fabulous stay here. A warm welcome, friendly staff, great central location. We stayed in the Princes Suite, which was lovely. Very comfortable bed & pillows, great views, big bathroom with walk in shower with wonderful water pressure. L'Occitane toiletries & large, soft towells. The kitchen area offered a nespresso machine & pods as well as a range of tea & coffee & biscuits. There was milk & water in the fridge. I was also presented with a bottle of wine as it was my birthday. All in all Fraser Suites did not disappoint. I would happily stay again.

We spent 8 nights in a deluxe one bedroom suite at this property in July.

The building is older, the carpets and furnishings could use an upgrade but the location is unbeatable. We were able to walk everywhere with easy connections to transit and shopping.

The staff are very accommodating. Particular mention to Blessing and Mark who were very responsive to any request.

Our main complaint is that the suite was not as well equipped as advertised. Even though there is a cooktop, there was one stock pot and colander, one dull steak knife, no mixing or salad bowl.

We were able to obtain a saucepan through reception, and Blessing went out of his way to find salt and pepper shakers for our stay.

The unit is conducive to reheating food but not much else. We like to eat lunch out and have dinners at home. We could make pasta and rice and reheat takeaway, but did not have the tools for much else. There are plates and cutlery for 3 and a dishwasher that we used daily.

We were on the long stay program. Our room was serviced most but not all days. Housekeeping was quick to respond if we needed anything, save and except for coffee pods for the Nespresso machine which were always in short supply.

We enjoyed our stay and the proximity to all major sites. We did not use the complimentary laundry facilities, but they are a welcome extra, as was the small gym.

Our suite likely had the best view…it is featured on the hotel website and the vistas in all directions were impressive. It was nice to sit and sip a glass of wine in the evenings.

Overall, we were satisfied with our stay, other than the minimal crockery and supplies and the somewhat tired furnishings. The central location was a reasonable trade off for these issues.

The kitchen areas do indeed have the essential range needed for a stay but additional items can be provided depending on the request as not all our guests need the same cookware that they would be used to when at home. Stayed here for two nights paid mostly by a gift voucher from our daughter. We have stayed a few times previously and loved this hotel.

We arrived on the first day dropped our things in the room and went straight back out.

On returning later that night, we pulled out the mustard velour chair to sit , it was filthy the dust collected on it made it clear it had been vacuumed for months ( photo included )

We then noticed that there was a build up of grime under the sink & fridge area also you could see behind the bedside table was thick with dust ( photos )

We went straight down to reception only to be told no one was available send an email.

The next day we were out all day but on our return we had a manager come up to the room he also took photos and apologised for the state of the room & offered to have it cleaned. We had to decline as it would have meant disturbing all that dust without being able to ventilate the room .

We then sent an email , informing them we would be pulling the bed out and taking photos of how bad things were which we did.

On checkout we’re met with another manager who had received the email assuring us we would be contacted in the next few days with an offer of some compensation.

Needless to say that never happened , after several phone calls made by us we were offered 20% of our next stay , even though we had clearly stated we would never be returning.

Turns out if you have paid all or part with a gift voucher their policy is no compensation even though they clearly breached their contract of providing an adequate standard accommodation.

As a resident who has stayed us before you will note that we have made many improvements to our product including new carpets in all apartments as well as new chairs. The Yellow chairs have been in place for a few weeks and the dust mentioned is a natural process of carpet replacement. While this can be an unconvince, it does increase the fluff in the rooms while the carpet settles down. As shown in your pictures the fluff is the same colour as the carpet fibers. I am aware our team offered to have someone come and vacuum the room and freshen it up and it was declined. All our rooms have windows that open to help with ventilation as well as the central air. While I know this is a side affect of our continued improvement program we would not offer compensation when our team was notified of the issue and offered to make it right and this has also been explained by our management team via email. I am sorry that this affected your stay in the way you have described. Our team try to resolve any concerns or issues at the time and given the opportunity to make it right straight away. We booked the Fraser Suites for the first 3 days of our trip to Edinburgh because my husband has digestive issues, and we wanted to be in control of his food. Our room at Fraser included a kettle, a coffee maker, a microwave, a fridge, and various plates/cups/utensils, so that was good.

The room itself was so, so small, absolutely not a suite at all. It was size of an average motel room, but with a desk, chair, couch, and coffee table shoved in there, in a configuration that made no sense. You could not watch TV from the couch. The coffee table in front of the couch meant that there was no room to walk. There was no where to put our bags but on the desk. The TV was so close to the foot of the bed that we had to shimmy sideways to reach the far side. It was not nice, nor was it comfortable. The bathroom, however, was quite nice. The tub was big enough to bathe in, the water pressure was excellent and the hot water was plentiful. But! When the heated towel rack kicked on at 6am, it sounded like a truck rumbling through our room! We spent little time in the room, thank goodness.

With the mention of a motel, properties in the UK that were built in the 1800's will be smaller and designed differently than those found in the US. Our team are on hand if you wished to remove any of the tables or furniture to free up space, we would of course have done this for you on request. Our wardrobes have a built-in luggage rack at the bottom , luggage racks on request and we can store unpacked suitcases in our luggage rooms for those who are traveling with a lot of items and would like additional space in our rooms. Alternatively, we do have one-bedroom apartments deigned for long stays if needed. I am glad you liked the bathroom , bathtub. and the kitchenette Kind regards Andre & Team

Hotel location is very good as it’s right in Center, lobby area is very nice. Room was rather small with quite hard mattress but pillows and blanket were nice. What I found lacking considering the price of hotel was. Shower pressure was off, there was no bath mat replaced after service, they took shower cap what I planned to use again and didn’t leave new one, same with towels they didn’t replace them so feeling bit let down considering how expensive it was to stay there. They also don’t have parking and don’t really help you get any either. Reception staff young and not knowledgeable.

We stayed here on our first family holiday with our 8 month old baby. The location cannot be more perfect - everything is within a short walk and there are so many amenities close by that you never need to use public transport. The place is a 35 minute tram journey from the airport and then a further 10 minute walk from the tram stop.
The apartment was well run and the staff were very accommodating. On the first morning we could not get the shower to work and after a phone call down to reception within seconds a very lovely lady came up to show us how it worked. We had a small kitchenette which was useful for preparing and storing our baby’s food. The only thing the room did not have was a hob which was a shame, although I believe that the Junior Suite does come with a hob.
We contacted reception a few days prior to our visit and they assured us there would be a cot with bedding in our room for our baby. They also offered to keep our pushchair downstairs so that we did not need to keep taking it up and down from our room.
Our visit was short but we recommend this apartment to anyone travelling to Edinburgh and looking for a comfortable, clean and convenient place to stay while they explore the city!

The hotel is beautifully located around the corner from the Royal Mile. Booked a room with two separate beds (two running friends for 10k in Edinburgh), but the room is so small that both beds have to be pushed together...
The bathroom has no separate shower and a tap that is difficult to open and cannot be set warmer or colder. On the second day at five o'clock freshen up in the hotel, the room is still being cleaned…. Used coffee, tea and cookies not replenished. Coffee is a kind of instant coffee in a bag, which is really outdated in this day and age of Nespressos. All in all, for EUR 800 for three nights (without breakfast) you can expect a bit more than just a central location.

We recently spent 2 nights in Edinburgh at the Fraser Suites Hotel. We selected it based primarily on its location and were able to walk to everything that we wanted to see in Edinburgh, which was a huge advantage! Our suite was clean & comfortable and provided all the necessities. The staff was extremely helpful & pleasant. As we had been traveling in other parts of Scotland prior to our arrival, having free laundry facilities on the lower level was a huge bonus! My only disappointment was that our room faced onto St. Giles Street and was quite noisy with delivery trucks early in the morning.

I booked here with my husband as we wanted a vacation in Edinburgh. I reviewed the website and the rooms looked perfect. Upon arrival lobby looks great, reception staff were super lovely.

Classic Deluxe bedroom, pretty simple just what we needed. We were exhausted from hours of traveling so when I got into bed to felt something gooey at my feet. I decided to check and found a squashed fly on the bed linen! It was hidden as the bed linen was flipped over. I slept without sheets that night. When it came round to room service I asked for bed to be changed and they said they can do that. So when I came back to the room tell me why the fly was gone but the fly juice was still stained on it? It's just not on. Bathroom don't get me started. Mould and grime in shower tub and eroded towel rack which is dangerous. I won't make this too lengthy, but the pictures show you what you need to know.

Now when waiting for the lift to the lobby, I overheard the Housekeeping Manager ask one of the attendants where is their status with the rooms then heard the manager tell them to hurry up and that their rooms are really sh*t. That isn't ok at all, I hope they find a better Hk manager who speaks with more respect. So sad.

The location is the only good thing going in this place, but with how expensive this place is, just forget it and save your money .
