Stayed here for two nights and were very impressed. The young man who booked us in was very pleasant and helpful, as were all the staff, the room on the first floor was spacious and comfortable, had everything we could ask for, tea and coffee making facilities, hairdryer and straighteners, even an iron and ironing board. Couldn't fault it for... More

Stayed here for one night whilst through in Edinburgh for a meeting and was a last minute booking. The property is situated adjacent to Leith Links and really more of a guest house than a hotel. Pleasant welcome and shown to the single room I had booked which was small but had a good sized bed which was very comfortable... More

When we arrived at 19:00, we waited 15' outside in front of a closed frontdoor. We tried to call but nobody answered the phone. In the end a guy stumble in the lobby and came to open the door, hadly appoligized... Bad breakfast: all industrial: bread pastries, cheese, fruitjuice. Horrible coffee. All kind of small bites and pieces are broken

Friendly staff didn't make up for the room. Just one bin with broken pedal. Radiator on full in bathroom, couldn't be turned off, was a warm week weather wise. Ceiling fan was intermittent. Shower went from hot to cold. Toilet seat didn't fit the bowl. Staff kept opening our room window whilst we were out and there were ladders against... More

Although it was convient for the Edinburgh Tattoo it was over priced. We were given the basement room next to the kitchen when we requested not a ground floor room. It was very clean and the staff were very friendly. Breakfast was very good., but for £298 for two nights B&B was far to much. Parking excellent.

Nice place. Very compact room but functional. I'd go again. Too far from the fringe. Ok if you have a car. Clean place. I'd recommend it. Well priced. Bathroom small but functional. Good B and B all round. Breakfast was fine. Continental and then they will serve you a cooked breakfast. Between 8 and 9.30.

This little hotel was the last one at the end of a month long backpacking tour of the British Isles. The location is mid-way between the two major attractions in Edinburgh, the Royal Mile and the Royal Yacht Britannia. The room was well prepared with some nice touches. The bed was comfortable and well dressed. Breakfast was standard English cooked... More

Wee booked at the last minute so had a basement room. But it was done up very nicely and was clean and well equipped with no smell of mildew. The bathroom was small but perfectly clean and everything worked well. The room came with both a hair dryer and a straightener! Our host let us check in early and explained... More

I'll start with the good bits: Nicely situated about 2 miles from the Royal Mile, fronts a lovely park and was possibly a grand house before being converted to a hotel. Very friendly staff and very clean However, at £100 for one night you would expect better quality. I would think that the hotel had a refit a few years... More
