Chose hotel for location which is excellent. On arrival given a refurbished room, which although well appointed , was very small - not well designed and extremely cold! There was no heating , only a noisy convector heater, which was far from effective. Kept awake by noise from street and strange clicking outside the windows which are not double glazed....

I have stayed here for a week and choose it mainly for the price and location. Definitely worth it! Just opposite Waverley station, in the beginning of Princes street, nothing more to ask. Dirty, threadbare carpets and dirty, chipped paint on stairs and in corridors. Bedroom and bathroom had been upgraded, but the toilet roll holder was hanging down, there was no shaving/magnifying mirror and, worst, the water in the bathroom was "not drinking water", so bottled water had to be bought for drinking and cleaning teeth. This was our second visit to the Royal British Hotel and as before, the staff were very friendly and helpful. We particularly enjoyed the breakast on offer and yes, like other reviewers, we agree that the hotel is in need of an upgrade, however, once again, we were pleased with our choice. From here you look onto expansive and decorative public gardens beneath the mighty basalt cliffs on which Edinburgh’s Castle stands proud above the rest of the dramatic old town skyline. Yet many of those on Princes Street look the other way, as they’re concerned with chain store shopping or catching the tram or a train at main train station Waverley.
