We have stayed for 3 nights and absolutely loved this hotel, the bedrooms are smallish but beautifully designed and spotlessly clean. Comfy bed , wonderful restaurant and evening meals, breakfast and bar.
Staff could not do enough to help.

From Waverley railway station in the centre of Edinburgh it is a short walk to Princes St where you can catch bus no 11 (every ten minutes) which will bring you to approx 100 meters from the hotel main entrance

Good Afternoon. The bus to the Hotel is the Number 11 bus. If you get to Princess Street and stand on the opposite side of the shops with the castle to your left and look at the bus shelter displays. These tell you what buses depart from that particular bus stop. The display screen will tell you what time the bus is expected and what buses depart from that bus stop. The cost is £1.60 exactly as the buses do not give change.
Take the bus past Morningside and exit the bus at the first stop directly after the shell petrol station.
There is a concrete staircase directly in front of the bus stop that will lead you directly to the Hotel car park.
I think it best to ask the bus driver to let you know when your stop is due.
