This was our family trip to Edinburgh and we loved the guest house, the staff were amazing and I wanted to share some photos of our trip! Definetly be back, rooms were so big, they had new owners who had just taken it over and we Were treated really well,

After spending a few nights at this awful house, we found itchy spots on our skin. We showed them to a doctor who said that these bites are by bed bugs.... Unfortunately we have brought home some in our bags and since then we have been suffering and trying to kill all of them. We have already spent almost £100... More

Don't stay here. I made the mistake, it won't be happening again. We booked months earlier because it served breakfast, and had the email confirmation but much to our surprise they don't serve after Oct. 1st. If you want a clean, comfortable, quiet room for circ £50 per night then this is for you. If you do not want a brisk 20 minute walk to The Royal Mile and a hot freshly cooked breakfast everyday then choose somewhere else. Very sub standard accommodation for the price. Shabby furnishings, room was in basement, poor ventilation, no communication from staff. Plus was the bus outside into the city. Continental breakfast was basic to say the least.

Room not serviced the 4 nights we were there, no ventilation, carpets very worn and dirty. Expensive for what you get. Would not recommend this place, only good thing was the bus links into Edinburgh and areas

Pre-booked months ago to coincide with attending the Edinburgh Tattoo and Fringe Festival. Everything was twice the price so thought this Guest house appeared reasonable. Firstly parking is a real issue, only 6 spaces for 15 rooms, other guests were allowed to just dump their cars wherever they wanted to without any consideration for other guests. Guests have to be asked to move their cars to let other guests in or out, a real problem if you car is blocked by another and the owners... More
