We stayed in room 11 for 2 nights. Excellent views down Princes St and of the Castle (including fireworks from the Military Tattoo). Having read the reviews on this hotel I was confident that it would be good. We wanted a hotel near to the castle as we had tickets for the Edinburgh Tattoo ( which was so good). Have previously stayed at the Balmoral when in Edinburgh but the cost during the last weekend of the Fringe was frankly ridiculous. The Rutland was less than half the price although still expensive. I really wanted to give the Rutland 5 stars. The accommodations could not have been better. We stayed in the 2 BR apartment, which was completely lovely and frankly, huge! It was well-equipped, including full kitchen, and everything felt fresh and new. 2 bathrooms, plus a guest 1/2 bath felt positively indulgent. Clogged shower drain was fixed promptly. We have just arrived home from a 2 night stay at The Rutland Hotel and we loved it!! We booked on a whim as we were visiting The Fringe and we couldn't have picked a better located or nicer hotel. This hotel is ideally located at the end of Princes Street. We took the tram from the airport and it was easy quick and efficient and the hotel is within walking distance of two stops. We were able to walk up to Edinburgh Castle easily enough in about 10 minutes (it is up hill tho)...all the sights are within easy...

Prevailing winds meant that most cities that grew in industrial Britain had their most desirable neighbourhoods to the west – upwind of factory fumes. Edinburgh was no exception, with its wealthiest citizens settling in its West End and leaving behind grand Georgian townhouses, private gardens and genteel crescents.
