Friendly, clean, well managed, quiet small hotel in elegant road. Nice easy 10-15 min walk from centre of Edinburgh. Good value for proximity to the centre. Ask for a room ground floor up; my basement room did not have much natural light. Great burger restaurant (called Burger) on Shandwick place.

Price of stay £159 one night (Saturday). On first arrival hotel was nice and staff pleasant. We got down to our room and first thing we noticed was that the wall paper was stuck on by sellotape and some parts are hanging off. The carpet was full of stains, dirt and rips. My stay was pleasant, the room was cleaned daily and was spacious. However, I was rarely able to actually connect to the wifi, and my door did not feel secure either, it only had one lose latch, which didn't make me feel very safe whilst staying on my own. Staff was very friendly and decent. Rooms could be a little more modern. For calm sleep after tiring visits of the old city (and its pubs) this is really a suitable place. Easy to find and close to public transportation.

Stayed here for one night during the fringe . Super friendly , honest staff, great location and beautiful large room . I had actually left a non valuable item of costume jewelry at the hotel that looked genuinely valuable. I got a phone call to tell me it had been left and that the hotel were more than happy to... I am well aware that hotel prices in Edinburgh take a massive hike during the festival. I get it. But when you pay over £850 for a 3 night stay for 3 people, it is not unreasonable to expect a bed you can sleep on, ice with a drink in a bar, a clean fresh smelling towel and a mold... More

I didn't realise that hotels like this still existed. I haven't stayed anywhere quite so terrible since I was a student. During the Festival, Edinburgh really does just take the mickey. They will charge you an absolute fortune for absolute rubbish if they think they can get away with it. For £394 for two people, two nights, room only I... More

The public areas are quite nice and the staff very friendly, however, some aspects of the room were UNACCEPTABLE! Huge room with beautiful high ceilings, bed comfortable and clean. Stayed here for Fringe Festival. Large multi-level house turned into "hotel". Lovely receptionist (the one with blonde hair), relatively good location but the price was absolutely beyond ridiculous for the room we had, even though it was big. Blocked dirty shower, stains on the carpet (and lamp shades!?), tatty worn-down furniture, hard springs in the bed, peeling wallpaper, very dusty... More

Nice quiet location next to Haymarket station and 20 min walking from the Castle. Typical and full of character hotel who could do with some refurbishments. Personal is nice when you manage to see them. Reception and bar area are always empty and the bells to ring them do not work! Price wise it is definitely not worth the £149/night... More
