We have recently spent 3 nights in the A-Haven Townhouse Hotel and felt compelled to write a review. This hotel is in an excellent location for both Leith and Edinburgh with bus stops for all directions within minutes of the front door and secure on site parking provided. The host and staff were all very friendly and provided a very personal touch with the host showing us to our room on arrival and wishing us well on our departure. This is a Victorian property and has been decorated to complement that, if you like modern décor than this is not the place for you however expect to pay significantly more with no personal touch! Our room was on the small side however this was disclosed at time of booking and suited us for the little amount of time we spent there. Breakfast is cooked to order, fresh and using delicious ingredients - highly recommended the Scottish breakfast! We would not hesitate to stay again or recommend as a base to explore the surrounding area.

We stayed here for a week and it was the perfect choice. I rang a couple of weeks before the trip to check on how to get there by bus from the station, and David couldn't have been more helpful. He gave me perfect, detailed directions which got us to the door with no hassle. We received a warm and friendly welcome from David, who have us maps of the local area and further afield, marking out recommended places to visit and restaurants to try. We were then shown up to our room, which was a very nice touch.
The room itself was very clean and comfortable, with tea and coffee-making facilities, which is always welcome after a day exploring the sights.
The ample breakfast was served in the lovely dining room where you could choose your own table. There was a wide selection available to suit every taste - fresh fruit, cereal, toast and a wide range of cooked options, including a full Highland breakfast, porage and vegetarian options. David, Stephen and Jane again couldn't do enough to make sure breakfast was perfect, while also taking the time to chat about what we'd done the previous day, our plans for the day ahead and suggest places we may like to try. It was a nice, friendly start to every day - and we went to a couple of places not on our original itinerary based on these recommendations.
It was our 30th wedding anniversary while we were away, and we'd put our cards up in our room. They had obviously been spotted, as when we arrived back after an evening out, there was an anniversary card and a lovely box of chocolates left in our room, which was a lovely, thoughtful touch which was very much appreciated.
The hotel itself is out of the city centre, but just a short bus ride way. Buses run from outside the door and are very frequent. There are plenty of nice restaurants within walking distance, either on the Shore in Leith, or in Newhaven. I would recommend this hotel to anyone who likes friendly, personal service and doesn't want to stay in a bland, anonymous chain hotel.
We will certainly stay there again.

Lovely little gem of a place. We booked on the off chance we could find something reasonable to spend a weekend away in December for my partners birthday, and usually Edinburgh and reasonable (in terms of price) do not usually go together, but this was such a good bargain and in a great location. We didn’t have much time here, but this place is great if you want to do Leith but there are bus tops literally on our doorstep into Princes Street and can easily get to the zoo etc. It’s a traditional old building, the host and the staff were so friendly and lovely to us, and made my partner feel really special for his birthday. It is free secure parking for guests, and David allowed us to leave our car after we had checked out so we could head into the city and make the most of our day before a long drive home. The breakfast was fantastic and we even got talking to some lovely fellow guests who were regulars so it gave the place a really personal feel. We will be booking again next time we visit Edinburgh 100%

My husband and I have just come back from from 6 night stay in the A-Haven Townhouse for our 20th wedding anniversary. What a great place. It’s a beautiful old building with original features and the rooms are lovely. Exceptionally clean and well equipped with a hairdryer, en-suite, TV, comfy beds (we slept better than at home) , tea and coffee making facilities and lots of cupboard and drawer space. We even were greeted with lovely chocolates for our anniversary, a lovely touch and we’re grateful for it.

The owner, David and his team are just lovely. Nothing is a problem and they go out of their way to make you feel welcome and help guide you if you need advice about where to visit and how to get there.

They offer a freshly cooked breakfast and I have to say, it was always hot, delicious and plentiful.

With regard to location, it’s about a 30 min walk into the centre of Edinburgh, but the bus stop is literally outside the townhouse and the 11 bus takes you straight in and runs very regularly and into late night also. The townhouse is about 15 minute walk from “the shore” in Leith which is a lovely place with bars and restaurants.

Thank you to David for a great stay and for making a fuss of us on our anniversary.

On arrival we were greeted warmly by our hosts who proved most helpful in getting a room we liked and opening the secure car park for us. We took a room in a separate building opening onto the car park which, while small, was cosy and precisely fitted our desire not to climb stairs and to have easy access to outdoors. Breakfast was exceptional with both the 'Full Scottish' and Smoked Haddock and poached eggs (a particular favourite) available. The location was superb with a bus stop within 100 yds offering a service into Princes Street one way and the Royal Yacht Britannia the other. It was also an easy walk to Newhaven Harbour with great seafood restaurants. I cannot recommend it more highly. Absolutely fabulous.

Our host was very welcoming and recommended lots of places to eat within walking distance. Our room was clean and comfortable with a good shower. The freshly cooked Scottish breakfast was excellent, cereal and toast were also supplied. The location is excellent with a short walk to a bus stop to take you into town or the hop on hop off tourist bus. There is private parking on site. Would highly recommend.

Four of us stayed for one night as part of a Scottish motorcycle tour - We were all very happy with the rooms, mine was on the small side but was comfortable and cosy. I stayed in one of the small outbuildings. No evening meal but hosts recommend where to walk to for food. Ate at a Turkish restaurant near the harbour which was also nice.

Another good thing about this hotel was the secure electric gated parking at the rear, Had a good nights sleep knowing the bikes were safe and secure.

Staff were all really friendly and helpful especially the chap on breakfast duty, he couldn't do enough for us.

The breakfast room was lovely.

Fantastic place and would definitely recommend and stay again.

This B&B is located in Newhaven, quite a way from central Edinburgh in a residential area with bus routes into the centre of the city. The building itself, is very ‘old school’, but very friendly staff. Our room was perfectly acceptable albeit tired and old fashioned, but that was to be expected from the age of the building. We had a good nights sleep, and a very pleasant breakfast. We went out to dinner in the evening by taxi, as we were advised parking fees are high. The taxi to our restaurant was circa £15 each way….be prepared!

This is a lovely small b&b on the main road with a small private parking area. The rooms are small but well equipped with everything you could need. The breakfast was delicious with very good service at the table and nothing felt too much trouble. Very good stay!

In an ideal location with a bus stop right outside its perfect to get to the ocean restaurants or into the centre. The warm and funny welcome was just what we needed after a 6 hour journey. The room was a decent size with tissues, hairdryer, toiletries, plentry of wardrobe and drawer space and the comfiest bed with extra pillows and blankets if needed...but it wasn't as the quilt was sufficient even though it was cold outside. Everywhere was clean, bright and cheerful. There is secure parking on the premises. I would definitely recommend the hotel...and definitely go again. Thank you.
