I have Lifetime Titanium status with Marriott, so please understand that I have spent more than my share of nights in Marriott properties across their brand spectrum. If this isn’t the best Residence Inn experience I have enjoyed, it certainly ranks in the top five. The location is superb and in easy walking distance to most of what people go to Edinburgh to experience, and if it’s not walkable, the bus stop is a four minute walk. Nestled in the midst of the University of Edinburgh campus, the building is quite modern and exceptionally maintained. The staff is friendly and helpful, and the breakfast is way beyond the fare Americans expect from a Residence Inn. The laundry facility is free and even the detergent is provided. The fitness center is small but well maintained. We had the one bedroom suite option, and it was wonderfully ample space. During our stay, the property manager personally toured the breakfast area each morning greeting guests and inquiring about their stay. One can choose to pay a healthier sum for a stay in Edinburgh, but one would pressed to find the value this property offers for the fare. Should we return to Edinburgh, we will first make sure we can stay there.

A very friendly, smiling, professional welcome which was unsurpassed throughout our 4 days there. A hotel where nothing is missing. The staff in all departments are helpful and very pleasant. The room was large with everything you need and heating that can be adjusted, you don't hear any noise, very quiet. Breakfast is very, very well supplied, there is very good responsiveness in refilling dishes.
Thank you to everyone (Margaux, Sabine, Eva, Melvin, Helen, Diana…) and all the others whose first name I have forgotten, don’t change anything.

Our stay at the Residence Inn Edinburgh had its ups and downs.

Upon arrival, the front desk clerk was amazing—very welcoming and helpful. However, when we got to our room, we noticed the couch cushions were missing. About 20 minutes later, two gentlemen arrived with cushions, which was appreciated.

After heading out for dinner, we returned exhausted from traveling and the time change, only to discover there were no sheets for the pull-out sofa. I went downstairs to request some, expecting they could just hand them to me. The front desk clerk said she would bring them up shortly. After waiting over an hour, my husband called to follow up and was told they were handling emergencies. About 30 minutes later, the sheets arrived—nearly two hours after the initial request.

The next morning, breakfast was a highlight. The attendants were fantastic, and the food was great.

Later that evening, we decided to do laundry, which turned into a frustrating 4.5-hour ordeal. The dryer wasn’t functioning properly, and the front desk staff, while polite, were not helpful. They suggested solutions I had already tried. When I asked if filters needed cleaning, they assured me everything was routinely maintained. However, I discovered the dryer’s filter was completely clogged, and the water reservoir, which needs regular emptying, was full. After cleaning both, the dryer finally worked a little better.

What was most disappointing was learning from another guest that she had a similar experience the night before. Despite this, the staff acted like this was the first time anyone had an issue. With multiple families waiting late into the night to use the single working dryer, it became clear the facility needs updated laundry equipment.

Overall, while the staff was friendly and breakfast was wonderful, these avoidable inconveniences detracted from our stay. I would highly recommend that management invest in two new, functional dryers to improve the guest experience.

We stayed here three nights to attend graduation at the University of Edinburgh (Checked in Sunday, checked out Tuesday). We've stayed at a lot of Marriott hotels and this one is atypical (lower standards / did not match price paid). We had two rooms - my son up on the 6th floor (612) and his room was brighter and much less worn. My husband and I were on the 3rd floor and it was somewhat dingy and in need of some love. Couch was visibly dirty, desk in bedroom had a hole in the surface of it, controls for shower were not working properly, some peeling paint. The breakfast had decent food choice however, seating was not adequate on any of the days to meet the crowd (early or late), silverware and plates ran out - really hard to find a seat. If you're traveling with a person with allergies, consider requesting in advance that your room not be cleaned with scented supplies. The elevator comments are true - there is one smallish elevator for seven floors. We used the stairs to go down and the elevator to go up as most guests seemed to do. Air conditioning is currently being installed in the rooms, we snagged a fan from our son's room which helped a lot. The location was convenient for us (steps from the university) however, I'd book elsewhere in the future.

A very disappointing stay at this hotel. The photos online are very different to what you get in reality.

We arrived too early for check in, they offered to keep our bags safe which was great but we needed to use the lavatory in reception. Immediately I was met with disappointment as the toilet was very unclean. Certainly not a first impression I was hoping for.

We then checked in to our room (306). There was hardly any hand wash available. (We were staying for 3 nights). In addition, we couldn't use the sofa's as they were stained so badly. There were dents in the dressing table and generally grubby walls. After reporting to reception we were offered a different room (308). When we checked in to this room, we were met with the same issues, this time with the addition of pen scribbles over the sofa and a sticky table!

We chose to stay in our original room but I had asked for some compensation. The staff member couldn't grant this. He promised a manager would be coming to speak to me to discuss pending I sent my images and an email to the hotel directly. 2 days passed, no reply to the original or a reminder email.

On checking out the staff asked how our stay was, I explained the above and he finally managed to get a shift supervisor to speak to me (still no manager to be seen or heard of!) She was very apologetic and offered us a 50% compensation. Even though, we were lucky to have this compensation I feel it was a lot of work to get sorted when on holiday!

Breakfast - you need to be early as there is no where to sit!
Staff - I did feel that every staff member was polite, however the managers really need to be present to deal with issues

Would not recommend this hotel. I cannot stress enough how different the look of the rooms online are to what we had.

We were surprised at the poor condition of this Residence Inn. As part of the Marriott group, customers have an expectation of certain standards of cleanliness, service, condition, food and comfort. Unfortunately, this particular hotel didn’t live up to any of those expectations.
There was only 1 lift for 7floors and 107 rooms which meant very long delays waiting to get up or down and this led to overcrowding in the lift.
The 1 bedroom apartment that we had (Room 312) was a good space but everything in it was tired, chipped and some key elements of the room were broken. Then there were the workmen who were installing fire safety equipment in every single room on our floor except ours so that meant drills, nail guns, shouting, loud radios each morning and all throughout the day until about 3pm. Not really conducive to being able to work from the apartment.
With no onsite parking and no driveway, it meant arriving and leaving was a laborious and difficult experience. The off site parking was £20/day but they did give us a 10% discount when we checked out.
In the laundry room, both washing machines were broken and several guests had to point this out to the front desk staff. One was fixed a day later but the other one was left as it was. Again, there are 107 units in this building and only 1 working washing machine.
This property needs new management - people who are on top of all areas of guest experience. If someone senior in housekeeping had checked our room before our arrival, they would have noticed that the bedroom door was broken, that 2 light bulbs were out in the living room lamps, that the bin in the kitchen was broken etc etc. Being a Bonvoy Platinum Elite member had no meaning to the current management and that is unacceptable for any Marriott property.
The best thing about this Residence Inn is the location. It is right near the University of Edinburgh so is very convenient for lots of different kinds of travellers but we recommend finding somewhere else to stay as this property is not up to standard.

The hotel is located on the edge of the Old Town, so the location is ideal as we were able to do everything we wanted on foot (Old and New Town mainly, including the famous castle and even the Calton Hill lookout further north). We stayed 3 days, with a first disappointment on arrival: the room that had been reserved for us literally fell into decay: spots on the ceiling that flashed, curtain half torn from their rod, sofa covered with stain... We immediately asked to change rooms in view of the price, and the promised service. The new room that was provided without flinching, was more acceptable, but still suffered from the wear of time: damaged parquet, torn lampshade, non-functional dishwasher. We nevertheless avoided to make our tourists "demanding" (not to say chi***) because on the other hand, the welcome is most pleasant, the staff was very caring and the breakfast very hearty. Ideal for 2 or 3 nights but not more, considering the relatively excessive price for an average service.

We have just checked out of this hotel, and will certainly not be re-visiting. From the offset this hotel visit has been a disaster. We arrived at around 1:30pm on a Thursday afternoon and asked if we could just leave our bags there whilst exploring. This was allowed which was appreciated after travelling four and a half hours. We went to the bathrooms near reception, which were appalling, the toilet seat was coming off the basin and someone had clearly been unwell in there, there was also yellow staining on the toilet seat and tissue paper all over the floor. We were told the check in was 4pm (which in my opinion is a late check in!). We said we would be back for four exactly because we had a reservation in the evening which we had already paid for. We arrived at 4:15hrs and were told our room wasn’t ready and to take a seat and get a glass of water (generous). At 4:50hrs we spoke to reception and explained we had a reservation at 6pm and really needed to get the room soon. Meanwhile our friends who we travelled with had checked in (who had booked the same type of room as us) and were told their room was ready. They stated could they not give us their room so we could get ready and they would wait for our original room. The man on the desk stated they could not because we had booked different type rooms ( which was a lie). The man behind the desk then said he would upgrade us which would be complimentary for the inconvenience of the late check in. This was originally greatly appreciated. Then the manager could see we were having issues and arranged for us to have a taxi to the venue we had booked and it to be paid for by the hotel. Again, this was appreciated and we began to feel better about the inconvenience. HOWEVER, when we got to the room it was the room we had originally paid for and was exactly the same as the room that my friends had also got. The room was extremely dated, dirty, and unkept. There was black mould in the shower, the bathroom door was stiff and you could easily get stuck in there. There was bits of the floor that was coming away that in bare feet could be dangerous. The towels we were provided with had holes in. The wardrobe doors were also broken and felt like the could fall on you at any given minute. To add to all this there was building work right outside our ‘upgraded and complimentary upgrade” that woke us in the morning and if this wasn’t enough, we were right next to the cleaners re stock area so were also woken by this. The place is ran by students, which quite rightly don’t care too much about the experience of others.

As other reviewers commented, there is no AC and the rooms can get very hot. We had a window that opened about 12 inches but it didn't do much to cool the room. There isn't much of a breeze as there is an apartment building so close. We were chose to stay here vs other hotels because the others cited not having AC. We assumed, having stayed at other Residence Inns, that each room would have AC. You can feel the difference between the upper floors and the ground floor which had AC, though Uber were told the building have AC at all. Even the stairwells were cooler than the hallways and rooms. Also disappointed that there was no stove to cook if we wanted to. Microwave was tiny. Toilet smelled horrible that we had to keep the door shut. There are bath amenities but the shower gel was extremely low and we had a hard time pumping anything out. The mini fridge doesn't have a freezer. The queen studio has just one chair - very disappointing as most Residence Inns have a sofa AND a table with chairs or kitchen bar with chairs to sit.

What was nice: there is an ice machine on the floor near the elevator. Breakfast was a good size with eggs, bacon, beans, and sausage; fruit, yogurt, deli meats, and baked goods. When we asked for a fan they had an extra for us but it would have been nice to have it already in the room as an option. Initially, we didn't know it was an option until we heard it from another guest.

Had a gym but is tiny: one treadmill and one other machine. No where to stretch out or really lift weights. Very tight configuration.

Location is nice with a 10-15 min walk to restaurants and the castle. Park is very close too with children's playground.

Not sure we would stay at this Marriott again as it is more like a hotel than a Residence Inn and the cost in the summer is not worth what you pay for.

On this occasion, we appear to have been unable to fulfill your expectations, and I would like to apologise for the problems you have encountered during your stay. First and foremost, I fully understand that a lack of Air Cooling units has affected your stay very dramatically. Getting a good night's rest is vital, especiallt after long travelling. Rest assured, we are in the final planning phases to have Air Cooling units installed over the coming months, and we hope that once we have this completed this will be a problem of the past. Regarding the room layout and configuration, our Standard Studios have a very simple layout since they are our most basic room - this appears to be the room type you stayed in. We do have larger room types available, our Larger Studios as well as our One Bedroom Suites, the latter of which also come with a full induction stove and oven. You have also indicated some issues with cleanliness - this is something we of course take seriously, and will discuss with our Housekeeping team - thank you very much once again for making us aware. We came for the Fringe Festival so the location was great and within walking distance of everywhere we needed to go. The rooms were in need of renovation, but worse the beds were extremely uncomfortable and none of us slept well. The shower was pathetically weak so couldn't even enjoy a nice shower to relieve my aching body. Thankfully the days we were there were not too hot so the rooms were a comfortable temperature and we used the fan with an open window to keep it that way. The breakfast was the bright spot of the day for us. Needless to say, this hotel is scratched off our list for our next visit.

I am sorry to hear about your experience with the conditions of our rooms. Maintaining a clean atmosphere within our guests’ rooms and common areas is important to us. We are constantly working to update and maintain our rooms, in the past few months we have replaced all of our mattresses and are in the process of replacing all phones and TVs. We are currently in the process of installing the air conditioning system. I am glad you enjoyed the central location and the breakfast. Hi there. Parking is available and the underground entrance is at the end of Simpson Loan on the left which is two blocks away from the Residence Inn. The car park is called Q Park Quartermile Car Park.

There is no parking at the hotel. You can park a few doors down in an underground parking garage and the hotel gives a discount on parking.
