Stayed here on 6th January for two nights. We had the large family room for four of us. The room was huge and very comfortable. Lukas was so helpful and the house was immaculate. A beautiful private bathroom and a lovely sitting area with a suprise addition of a bar down in the basement! A stones throw from Princes Street...

Stayed for a Autumn rugby test match. Excellent, clean, friendly, handy for everything Edinburgh offers We'll be back Just a short walk to Princess St We stayed in the twin room in the basement, not ensuite however we had a luxurious bathroom all to ourselves Cracking place to stay, very quiet

Christmas Weekend away with my 11 year old. room we had was ensuite lukas was very helpful but not in any way overbearing. was shown up to drawing room which has a fridge plates glasses cutlery microwave to enable you to have a takeaway etc which could be a great money saver not something I was looking to do on...

A perfect location to stay when in Edinburgh - 10 minutes walk from princes street and a really lovely town house very clean and Lucas is a great host - the bedrooms are large and comfortable everywhere is spotless and though they don't do breakfast you can bring your own and use their fridge and microwave facilities - second study...

We travelled to Edinburgh in order to attend the Rugby at Murrayfield and booked the room to stay overnight. We were aware there was no breakfast facility and that some rooms were not en suite. We had an e mail in the days leading to our stay asking our likely arrival time, this was to be earlier than the 2pm...

This hotel is just a few minutes walk from Princess Street yet the area is nice and quiet, especially at night time. We were welcomed by the manager Lukasz, who can provide you with information on where to eat or places to visit. Our room was in the basement, which has its own access. The room is basic but clean...

We stayed 3 nights here lovely room very warm room room cleaned everyday fresh towels everyday spotless room and bathroom warm friendly well come lots of advice on places to visit and eat only drawback they don't do breakfast but would stay here again 5 to 10 mins from town

Good points were the handy location and bed was clean and comfortable. Bad points were the private bathrooms were a walk down a public area, the fact that we got no hot water cos they had switched it off, the amount of stuff on every surface- ornaments, lamps, cushions, photos etc etc and lack of heating. My son, his partner and I stayed here from 5 to 7 August 2016 and it was just the loveliest place my son could have chosen for us. The owners are so friendly and very helpful and give you all the information and advice to get around Edinburgh. I just LOVED this place and would DEFINITELY stay there if ever...
