perfect location for train station, shops or theatre, would use again, we were going to see Mama Mia at the Edinburgh Playhouse, and it was a 5 minute walk from the Hotel, 2 mins from Waverly Station, Great resturants nearby.

The location on Princess Street is good but the entrance to the hotel is down a dirty lane. Make sure you ask for a room at the front of the hotel as our room (number 102) was facing a very narrow and extremely dirty narrow alleyway. The window ledge was absolutely covered in pigeon poo and metal spikes. Believe me...

Very central hotel which was clean and staff helpful - don't be put off by the exterior once through the doors it is great. There were eight adults in three rooms and everyone agreed that it was a great place to stay. Beds even pull out were comfortable and suitable for adults.

Clean and comfortable room, helpful staff. Great location. We went to Edinburgh for the Christmas market and this hotel was an ideal place to stay. We travelled by train and this hotel is minutes away from the station.

This place was very central to most things the local shopping places were just a corner away and the night life was only a few minutes away in taxi. The rooms were very clean and comfortable. Only disappointment was the shower room flooded but was seen to right away. Great services. Would definitely return.
