This was our first visit to Scotland. A Georgian Residence turned out to be the best decision. Mrs. Florence, the owner, was the most gracious and lovely host. I lived in the flats that you can see directly below the lounge windows when The Residence was being built (1990s) but it has taken me this long to return and try them out, albeit on a Sunday night deal.. I was a solo traveler here and I loved it. My room was at the top of the hotel and my view was wonderful. It is an old place with a wonderful proprietress. Ask here for the keys to the surrounding private gardens! They are beautiful!! Breakfast is served at one big table and I found everyone to be friendly...

We spent three nights there. Perfect location, just 10 minute walk from the old town. It also a very quiet location during night.The room was large and comfortable, there is also excellent breakfast. Florence was a great host!

We stayed for 4 nights in this really charming period house with a landlady who really treated us like part of the family and really made our stay wonderful. The rooms are so Large and airy but have plenty of heating if needed.

We spent three days in Florence's house. The rooms were very clean and beautifully furnished. Florence has taking care of us by sharing great advices to discover Edinburgh. Breakfast was also really tasty and really scottish. Location is really nice and at walking distance of nearly every hot spots in Edinburgh. Nothing to add, just perfect.

Stayed in this B&B for one night as a family to look around the university of Edinburgh . Lovely and regal surroundings from the outset , very grand stair case and we were shown to two lovely bedrooms which were spotlessly clean . Me and my partner stayed for 3 night weekend trip for my birthday in March 2016. It was all handled by my partner but we had a very nice stay here. Florence, the proprietor was , very charming helpful and friendly. When we first arrived we went to the wrong location as I must have entered the wrong post code....

Had to get accommodation in Edinburgh at the last minute for a family funeral. Called from the US, and Florence was most helpful. However, when I arrived, my booking had gone missing - NEVER MIND!
