Only stayed 1night but the house was a lovely big house about 15 mins from Waverley station and city centre.The room was large and very comfortable.Cooked breakfast was a treat,would recommend this b&b,would stay again.

Beautiful Bed and Breakfast located just outside of new town (about 15mins walk to Princes Street). Perfect Location, great room, super clean, very good breakfast and awesome hosts (Dave and Liz). Would recommend 100% and would definitely stay there again.

Last visited over 15 years ago didn't hesitate to return after that length of time room very clean and comfortable breakfast very good vegetarian choice really good hospitality excellent would definitely recommend and return

Had the absolute pleasure of staying at this stunning b&b. Would recommend without hesitation. Fantastic central location and we were made to feel so welcome by the owners Liz and Dave. They made our stay so enjoyable and were on hand day or night if needed. They gave great advise on where to visit in Edinburgh and were so welcoming...

Amazing 2 nights to remember in the most warm and welcoming environment created by Dave and liz. They went above and beyond to make our stay comfortable. Breakfast was made to perfection. We were even asked what our choice for breakfast would be on arival. (Even for my unusal request for burnt bacon was delivered) definitely will be returning!

The place is just horrible - it is located right on a street with heavy traffic so it is extremely noisy. It is not central located but it is 10 - 15 minutes walk from the city center, which is fine. Rooms are nice, toilets are cleaned and good. Not noisy, nice and tasty breakfast. Not expensive at all. The house is nice and cozy.
