This is modern student accommodation that they let during the vacation. It's quite a big set up. The rooms are small; the bed is intimate for two, and you get a little bathroom with a shower and loo and a kitchenette. It's clean, everything works, and you get new sheets and towels once during the week. £600 seems an awful...

A group of 17 middle aged women on a hen weekend had a fabulous time at portsburgh court. The staff are extremely helpful and we really want to thank them for that. The location is just a few minutes from the Grass market and was ideal. We stayed in 2x 5 bedroom flats with some of us sharing the double...

Shared a five bed roomed flat with four friends. Pleasant reception staff, clean but basic accomodation. Easy walk to the castle for the Tattoo and to fringe venues. Expensive for student accommodation but great value compared with hotels during the Fringe and has the option of self catering to keep the costs down.

These are student flats during term time and it shows, the carpets are often stained and the management have to work hard to keep it looking acceptable for those with higher standards (most of us!) However, it is a good location and and offers rooms with a toilet-cum-shower, small kitchen and sleeping area. Although advertised as a 'double' the bed...

Classic single room with Ikea type furniture suitable for students & easily replaced. Access card let me in off the street, then lift up to 1st floor (Room 108C). Long corridor with 108 a few doors down, card lets you into short corridor with doors A-B-C-D. Card opens door C into room. End of short corridor leads to communal kitchen...

Staff were fantastic! Location was good but the room was dirty, very small and the bed was awful! Very narrow, lumpy and not clean. Perhaps some coffee/tea/milk sachets would have been welcoming. It was not good value and I certainly would not recommend it.

When you're after a good location and all the mod cons during Fringe then look no further! It's 5 mins walk to Bristo Square or Grassmarket, around the corner from a Sainsbury's and my room even had a view of the castle! As student accommodation, the studio had everything I needed (fridge, cooker, microwave, laundry facilities) without having to pay...

Fantastic place to stay during Fringe time. It's central location means you can walk to all the action in no time, there's a supermarket on the corner for any last minute needs, the rooms are clean and well equipped, the little kitchenette was great and my view was lovely. This is a student residence that they rent during the summer season. PROS: - Fully equipped kitchen; - Roomy - Quiet - Washer/Dryer, a welcome feature after 2 weeks of travel! - Very fast and reliable Wifi Internet connection; CONS: - No air conditioning, but there is good forced air ventilation; - Worn-out mattress is thinner in center.

Pros: Astonishingly cheap Great location for Book Festival, Assembly Rooms, Lothian Road, Princes Street, C venues stuff, Grassmarket Clean room Hot shower Big desk and wifi Fridge in kitchen Helpful staff Lift (not always the case in Scotland) Cons: No tv (but it's the Festival - does it matter?) No room cleaning (if you care)
