Nice B&B for a weekend away in Edinburgh. Good location, about a 15 / 20 minute walk into the centre, which is easily doable for most. We found street parking right outside, but it's only free at the weekends, otherwise it's permit holder or 4 hours minimum. We had one of the basement rooms which was nice and clean. Our host was very welcoming and showed us the area. Only downfalls were that the bed was really creaky, it made too much noise if you moved slightly. And the floor was too slippery, it was like it had been polished. But that is really the only cons. Would highly recommend if you're looking for something cheaper than central Edinburgh and are happy with a short walk. There are also some lovely hidden restaurants in the area we stumbled upon a really lovely pizza place. Would recommend taking a look around for places to it also. Would certainly return and recommend

Really happy with our stay here. Cost about £12 in a taxi from Waverley Station. Warm welcome from the host who offered us a cup of tea on arrival and offered to help with our bags. We were shown to a lovely warm room downstairs which had a private little garden. Plenty of storage for bags and clothes and a spacious bathroom. The room also had fresh water with tea and coffee making facilties. There is a bus stop opposite where the number 11 takes you straight to Princes Street. We walked most of the time as it was only 20 minutes into town. Would happily recommend and stay again.

I can thoroughly recommmed Fraoch house and it's very friendly host Matthew. The room was spotless, the bed very comfortable, lovely bathroom and tea and coffee much appreciated. Matthew was very welcoming and helpful. He accomodated our late arrival with no difficulties and was able to provide information about travel. The breakfasts were superb and very good value. The location with bus stop for the city centre close by is excellent. We enjoyed our stay. Thank you.

Was a quiet hotel. It's basically in Leith. The twin room is very small and has a separate bathroom which you have to lock and unlock. The room is at the top of two stairs. Place is clean and well looked after. Not much choice of food and breakfasts outside in Leith

Matthew is an absolute treasure! Offered us a cuppa on check in and later when we picked up our bags. The room (#8) is simply the nicest and most comfortable we have ever stayed in. (Stayed in 2019 and have made a point of returning because it was that good!). Spacious, clean, well stocked with amenities and beyond comfortable bedding. The sofa was a perfect addition to relax after a long day out. Heating in the room was more than adequate and easily controlled. Quiet and peaceful on a perfectly located street with bus access into town and Ocean Terminal. The WiFi was great, despite being below ground, we never had a problem with it! Generously sized wardrobe and drawer unit for items. The shower was amazing, stunning water pressure! Honestly the best place in the UK to stay when going away and our absolute number 1 choice whenever we are visiting Edinburgh. Only ever stayed elsewhere if Fraoch isn't available or we have the dog. Only possible downside is we couldn't bring her.

I booked into this B&B when we stayed in Edinburgh, I was very overwhelmed, I was greeted by the owner who was very polite and nice, explained about Edinburgh gave us a map was very helpful. When then checked into our room, we found it was really clean and tidy. It had a peaceful feel to it. Breakfast was excellent. There was a day when we had to go on excursion and wouldn't make breakfast, we explained he made us a pack up with a note in the morning saying hope you have a nice day. This was supposed to be breakfast, but he supplied us with breakfast and lunch for the entire day. What a really nice guy. On the last day we had to catch the train, as we were the unfortunate people that were effected by the Flybe collapse. I said we need to leave the hotel at 8.20 and he immediately done are full English breakfast in time and checked us out so we were out the door for 8.20. This B&B is a lovely and friendly B&B I would highly recommend. If I came back to Edinburgh I would stay here again.

My wife and I stayed for 10 days over the past holiday, and it was wonderful. William was a fantastic host, and we stayed in the downstairs suite, which was so quiet and comfortable that the only reason we awoke in the morning was to eat the individually prepared breakfasts. They even gave us champagne on New Year's Eve. The bus stops right outside, and it's a brisk 25 minute walk to the castle and Old Town.

My sister and I stayed on friday night. Great welcome with lovely cup of tea and shortbread. Our room was cosy comfortable and spotless lovely comfortable beds and great shower. Matthew is a great host friendly and helpful. He cooked a delicious breakfast perfect mushrooms. We will highly recommend Fraoch House and hope.to return ourselves too. Good luck with your amazing business well done team.

Fraoch house bed and breakfast. The house is very well presented with nice furniture all around, the room was spacious and ensuite nice and a comfy bed. Staff very pleasent at all times. Best breakfast I have had this year. Well situated and easy to reach city centre, parking outside was good. Overall a great place to stay.
