Franco and Lynne make you feel right at home. I brought my Mother to Scotland for a trip and should not stay anywhere else. Great rooms, fabulous breakfast, friendly service. Bus routes outside and only 10 min at the most from High Street. Exceptional place!

Franco makes you very welcome. He gave us some excellent tips on catching the bus into the city and also for walks around, and up to, Arthurs Seat. Breakfast was excellent. The rooms are very comfortable, but it is an old building.

So firstly the welcome and friendliness of the guest house is not in dispute. But the rooms are hit and miss and in need of updating. The art is great but the rooms and bathrooms are tired. The showers don't maintain pressure and the mattresses aren't great. Room 5 is right next to the boiler and pump so be prepared...

What a fantastic find of the years visiting our Son in Edinburgh I wished we had found this hotel five years ago. This was the first stop on our whirlwind tour of Scotland...so it was wonderful to be greeted by Franco and his smiling face as we were pretty tired after a day of travel. He and Lynne are fantastic hosts! Franco is very knowledgeable about Edinburgh and its attractions and directed us to several good restaurants in the area. It's great...

Up the hill is a lot of activity, but along this street straight from the center of the Royal Mile is this special place. Pre-visit email correspondence with host was attentive and helpful. This place is far better than those anonymous hotel chains. Great furnishings and decor! Good breakfast! Above all Franco and Lynne really care for their guests! Bucks Fizz at breakfast! Nip of whiskey for nightcap! They spoil their guests! This place is a quality stay with that all important personal touch.

Had a great weekend. Very nice large ensuite room with a sofa and tv. There's lots of nice touches like a dvd library and a tot of whiskey when you return at night. The premises is well placed for a walk in to the city centre or over to Arthurs seat. The host is great and has lots of useful...

Good location, about a mile from Waverley Station and half a mile from The Royal Mile. Nice bedrooms with good ensuite facilities. Excellent breakfast and very friendly and welcoming host, Franco. Would definitely recommend and use again if we return to Edinburgh.
