We got there a bit early but it was no problem at all to check in even though it was before set time. The building is beautiful and we were pleased with our room. We stayed on the second floor, triple room. It was very clean. Beds are comfortable and quite the room was comfortably spacious. bright and airy. Breakfast was very good and abundant. Excellent hospitality by hotel owners. No lift available, but well worth the price. Highly recommended.

My wife and I stayed here just came back the hotel was clean the staff were very helpful. The stairs are a bit of a climb. We had a great time in Edinburgh.you may want to get a first floor room but rooms 1 and 2 have a shared bathroom

Very friendly staff, owners are lovely. Good location, beautiful building really nice breakfast. Can't say a bad word about the place!! Rooms are very clean aswell, and the beds are really comfortable and the wifi works really well

This is a lovely peaceful hotel located behind Carlton Hill, an easy five minute walk from restaurants and maybe 10 - 15 minutes from the centre. The room was huge with an immensely comfortable bed and the breakfast was generous and served very quickly each morning. This is a nice building converted into a hotel, near Princes Street. We stayed on the top floor, with an end suite bathroom and lovely view. Royal terrace is a stunning row of beautiful Georgian residences--many now converted into hotels , bars and restaurants. Thank you for your review. Re:croissants. Croissants deteriorate rapidly so we keep a supply in our freezer and take out a few each morning. On request we warm them in the oven for a few minutes. Easy walk to the city centre. Quiet. Great breakfast with quick and happy service. The rooms are comfortable. Shower works and there is tea and coffee in the room. The hotel is a period building inside and out. Very friendly hotel and totally recommended.

I felt like I'd travelled back in time staying at this place. Very authentic, old style house. The opposite of soulless. Comfortable beds. Nice friendly staff. Lying where grandiose New Town townhouses give way to malls and utilitarian housing, Broughton and Calton have long been transitional neighbourhoods with a mixed identity. It’s here that Edinburgh’s gay village found a home in the 1980s. But gay culture is anything but overt along bustling epicentre Broughton Street; even if polished pubs, hip bistros, smart delis and art galleries all speak of affluent good taste. The top of Leith Walk is more ragged. This major thoroughfare boasts a famously gritty gay club, as well as a strip of good Indian restaurants. Regal Georgian and Victorian townhouses preside over largely deserted streets in Calton, where only the occasional restaurant or hotel brings much life. Even so, a steady trickle of idlers and picnickers pass by to climb Calton Hill for its wide-open lawns, wonderful city views, and curious monuments – an Athenian-style temple among them.
