Good value traditional B&B. We stayed one night and wanted value for money at minimal expense. We had a warm welcome from the proprietor and the place was clean and tidy. The room was comfortable with tea & coffee making facilities (Including biscuits and hot chocolate). Breakfast order forms completed the night before ensure that everyone gets a freshly cooked...

We enjoyed our short but eventful stay at the Arrandale, friendly and warm and within 10 minutes of the city centre. The parking is a slight problem but the side streets are ok, safe and well lit. Walk into the centre is a good chance to see the sights

Went to Edinburgh for a catch up night with my friend Maureen. I have stayed at Arrandale house many times before and enjoyed my stays. This time no different. Room 4 overlooking the gardens was warm, comfortable and plenty of tea/coffee etc. Breakfast plentiful and Lis as ever could not be anymore helpful. Will be back soon for sure.

Quite old fashioned feeling and not great. The bed was noisey and squeaky, not all of the light bulbs worked and the bathroom was not particularly clean. The greeting was a little brusk and breakfast was a very slow affair. Okay for a one nighter on the edge of the city, and reasonable value; but nothing more.

I have checked the bed and made sure it doesn't make any noise when one is lying on it. It is a very comfortable bed however. This guest house look is good but it has wear and tear furniture and maintaining them for showcase. Bedsheets , carpets ,curtains and Elegant look room are good .we need to fill the form before 9pm for next day breakfast and it is filling enough. Porridge, veg roll, scrambled egg, toasted bread,fruit yogurt ,coffee are good and other items ok....

Stayed for 5 nights over Hogmanay - very reasonably priced compared to many other options. The room was fine, owner and staff very pleasant and it is well situated on a main bus route into city. On arrival to the guest house we were presented with our keys and directions to our room upstairs.....no welcome, as such. As this was a guest house on a budget, we didn't dwell on it ! Have to agree with some of the other reviews. On arrival no real warm welcome, given key and told where the room was. Room clean but tired, bed was comfy. Breakfast so so but service good and staff polite.
