KM hotel in Edinburgh is not the typical "hotel" design. The rooms were immaculately clean, the bed very comfortable, and a great shower. However, there are no lifts and no air conditioning; lack of AC is typical for the area as the temps are not _usually_ such that air is needed. The location is not great, but this is within walking distance to The Royal Mile.

That all being said, I was in Edinburg in a heat wave and that necessitated the need to keep the windows open as floors 2-5 were stifling. These rooms have windows that face the loading dock, and the very nearby buildings. As a working student housing area, in a very busy part of the city, there are constant noise issues with delivery vehicles and street noise, so "rest" was difficult to come by in those circumstances.

So, if you are looking for a clean room and shower near the Royal Mile, with a good breakfast, aren't concerned about lifts or noise...then you may consider spending the ~ £135/night (it is in the middle of a large city) for KM Hotel. If your idea of a hotel includes amenities not covered at KM...the Premiere Inn is a bit farther as a walk, but will have lifts, AC, and very few concerns for street noise...and costs a bit less.

Very convenient location near the University. Friendly and helpful staff. En-suite bedroom was well-appointed but tiny - hardly any storage and nowhere to put luggage except on the floor in the way. Double bed against the wall because room only about 2.5 m wide. Narrow dingy corridors and stair wells with many strongly sprung doors and no lift (4 floors). Noisy fans outside all night disturbed sleep. Breakfast was OK, good selection of local produce and attentive staff, but breakfast room was dark and uninviting.

Great location to explore the city centre. Friendly staff at breakfast and reception. Our room on the 3rd floor got very warm but window could be opened fully for ventilation. There are mini supermarkets and ATMs nearby which was convenient. All in all we had a great stay.

Spent 3 nights at KM central, very comfortable bed, shower was good, breakfast was tasty and set us up well for a days exploration of Edinburgh. Hotel is well situated near the old town but in a quieter area, staff were friendly and happy to help.

Myself and my partner booked a last minute visit for the fringe. Hotel clean and reasonable however some cons to the stay.
Pro’s
Central location
Cheap
Clean and modern
Comfy beds
Friendly reception woman
Breakfast is good value for money

Cons
We were in a room that faced back of building which is EXTREMELY noisy. I sleep with ear plugs in everywhere I go and was still awoken by the noise. Having read the reviews before we arrived, we didn’t think it would be that bad but it really was. We aren’t usually one to moan however did request to be moved rooms and staff were brilliant at doing this no questions asked.
No lift, we were 4th floor and a bit of a pain but nothing major but something to be mindful of.
We were in attic room and I hit my head off the sloping ceiling more times than I care to admit!
Could do with air con however appreciate in Scotland this is only beneficial for a few weeks out of the year.

Would stay again but would request room on lower floor and not facing the back of building due to the lorry’s deloading to Sainsbury’s

I've been visiting Edinburgh for the Fringe for over a decade on a near annual basis and have stayed at around 8 or 9 different hotels, none of which have been bad but every one of them was missing something, forcing me to find a different place the subsequent year. This time I've found my perfect "Fringe Home", which I'll be returning to for my next trip.

KM Central has small, clean rooms, with really bright and modern bathrooms (rainfall shower!). The double bed was quite wide and super comfortable. The "wardrobe" is nicely planned out. The room is set up with a kettle, good quality teas, a hairdryer, a safe, and a perfect sized TV for the room.

The location could not be better, half a step away from all the cuisine in the world, a step away from most of Fringe action, and just a few minutes walk from the railway station. Plus, it's on a quiet street, so sleep isn't a problem at all.

Finally, the staff here is great. I got an early check in from someone very friendly and helpful (I didn't get his name unfortunately), and was checked out by Liam who was wonderfully friendly and helpful too. Being a Londoner, I find Edinburgh's service industry to be very kind and thoughtful anyway, but these guys are all genuinely very nice.

I'll be returning to KM Central next year without any hesitation.

The water for the shower and sink stops running at busy times. This is a problem that the business is aware of but they do not intend doing anything about.

Breakfast was good. Location was OK. Room was small but clean and would have been acceptable if it were no for the plumbing.

Pay a bit extra and stay somewhere decent. My husband and I stayed for 1 night, I can honestly say I wouldn’t return. We are lucky if we got a full hours sleep. This hotel (if you can call it that) needs to update their windows and doors. Our room was street facing and we literally heard every single conversation from passers by and every vehicle driving in the street.
We booked through booking.com and after raising the issue with them, they offered us a 25% discount to stay at the same hotel I just complained about!!!!.
Will definitely not be returning.

Booked this for my partner and I as was going to a Dome night at Dynamic Earth. Very handy for this and also handy for North/South Bridge and Royal Mile/Holyrood. Smallish room but very large, comfortable beds, great showers. We found the area to be very quiet but close enough to walk to a lot of things. Staff were very efficient and friendly and breakfast very good. I only had a cold breakfast but variety was good and the fruit was fresh e.g. fresh strawberries and other berries, melon, orange etc. Cooked breakfasts looked good and plenty of choice. The girl serving breakfast was particularly nice.

Initially as we walked into our room we were happy enough. The room was tiny, way smaller than expected but was nice looking and the bathroom was nice and clean.

We then went to lay on bed and noticed stains all over the sheet! It looked like dried blood - there was a thick bit that looked almost crusted on the inside, totally disgusting. Surely if sheets you expect people to sleep on are that dirty, throw them out? Seriously poor for £100 a night.

Giving 2 stars because the girl at the desk couldn't have been any more helpful and moved us into their other hotel - Richmond Place Apartments, which was delightful and 100x better and bigger. Would have loved to thank her properly but she was gone when we left. The breakfast included in the price we paid to stay here was good, too.

One of the reasons that we picked here was because we needed parking but there was none here, it was about a 10 minute walk away in an NCP car park. Usual price was £25 I think but hotel gets you a £12.50 one use discount.
