Booked the guest house after reading the reviews on trip advisor . Was very disappointed , although the stay wasn't unpleasant , the accommodation was dated and of a poor standard . Breakfast was adequate but within an hour and half service from 8 -9:30 .

Averon Guest house has it all. From the beautiful exterior to the exquisite interior. The only hard time I had during my stay was to work out how much tasty breakfast I could squeeze in to my belly before heading off to a days adventure discovering all of what Edinburgh has to offer, and all reached so easily by foot...

A really nice guest house, with an amazing breakfast and the best Scottish porridge! Clean and cozy rooms, nice atmosphere and staff. Some single rooms have a shared bathroom but that was no problem at all. Free Wifi, TV and towels are provided. 15 min walk maximum to the city center and a good price- quality range makes it perfect...

This was our 5th visit to Averon Guest House and once again we were not disappointed. Took more family members this time who equally enjoyed their stay. Warm, clean, very friendly, excellent location, great price. We will be back again next year!

Nice place, good localization, clean and excellent breakfast. Friendly atmosphere and good price quality rate.There was traditional scotish music at 9pm with background video to accompany.There are some offroad parking spaces

The stay at Averon Guest House was my second alas on this occasion only for a couple of days. On my first stay I was very impressed with the service, friendliness and general surroundings thus finding me here again. Another thing is the regular muisical evenings the owner Alan Cran puts on with him being the star attraction and accomapanying...

A very good place to spend a few days. The room is quiet, the breakfast is good and the beds are very comfortable. The staff is very attentive and correct. A very pleasant stay in a very beautiful city.

The heater wasn't the best one so sometimes the room was a little bit cold. The first morning the shower only had cold water as they've forgotten to turn it on... and it took 30 minutes to go back to normal hot when we advised them. It's pet friendly and the smell was a little bit weird as just in...

Spent 4 nights here, nice staff, loved Alan Cran's songs, close to the city centre. Good breakfast, room was a little bit small, but everything you need was there. We had a good time and wouldn't hesitate to advice this B&B.

Very clean, very friendly staff. Great place to stay. Came here on a business trip and was thoroughly happy with everything. Parking and breakfast was very handy too. The owner even let us leave the car there for a few extra hours after check out.
