Stayed here last week for the second time on a business trip to Edinburgh and impressions haven't changed much. Staff are friendly and helpful. Beds are clean and reasonably comfortable. But they try to squeeze too many beds into the rooms (there were four in the room I was in when two would have made it comfortable and spacious) and...

We were supposed to be staying 2 nights, but due to issues could only stay for one, but thank god we did. The entrance looks very dated, and as soon as you are through the door, there is a damp, foist smell, which is not welcoming. At this point first impressions were not good. + very nice family room in the garden with big windows + breakfast +location + friendly staff +parking in front of the building - wifi (breaking down always) - shower (broken shower holder) - and bathroom very small - and also the price was high

The room itself was spotlessly clean and tastefully decorated BUT there were ants scurrying between bedroom & bathroom constantly. Light in the shower was rusted with water. Breakfast started at 8 (I was on a business trip, so unsuitable times) and croissants were certainly not fresh that morning. Plus just had my credit card bill and have been double charged...

There was no adapter, the windows were almost impossible to close, therefore we had a lot of noise from the traffic. We could not shut the door of the bathroom, the douche itself wasn't very good : only a trickle of water came through. The staff was really friendly and helpfull.

Rooms are on 2nd floor - no elevator. The place is small, but has some touches of old Victorian elegance, particularly in breakfast room. Breakfast is ample and tasty. Room was smallish, but adequate. Bed comfortable. Room got too warm at night, even with windows open. Curtains must be closed in summer to block sunlight. Ask for a fan. Two...

Spotlessly clean and excellent helpful service. Beautiful room at a super price! We stayed for 3 nights and had a comfortable and quiet stay at the hotel. Would recommend it to anyone visiting the city and only a short walk away from the centre.

My bed was nice and comfy and the room itself was fine, although the floor was very squeaky and the sound proofing not great.My shower head didn't stay in position and the toilet seat was a bit shoogly but that wasn't the end of the world. Very honest, polite and helpful staff. we will definitely come back again. the room is very clean, comfortable and quite.. The breakfast was amazing with variety of choices. The buses are frequent and the bus stop is just outside. 20 min walk to princes street.

I stayed here when visiting my daughter who is a student and lives close by . Lovely spotlessly clean and comfy room , great tea/coffee selection and a good shower . Breakfast varied and plentiful ,the staff were very friendly . The bus stop is close for the city, but I walked in most days , it took 25 mins...
