The Ayden is a top class Guest House. The house was warm and welcoming as was Anita. The breakfast was lovely, I had the fruit and yoghurt with honey. Delicious. My husband said his cooked breakfast was great too. Anita packed us a lovely breakfast for our journey home as we were leaving extremely early on our last morning. We...

We have stayed at The Hayden on 4 occasions and it is always lovely. The rooms are spotless, well-equipped and beautifully furnished. The whole house is a peaceful haven with lovely extra touches, such as classical music at breakfast and scented candles in the hall. Anita and David are very friendly and work well together as a team. The breakfast...

In standard, Ayden is on a par with Fraoch (two doors up, see previous review), but is more traditional in its decor and all the more homely as a result. Anita and David's friendly and attentive approach makes me feel more of a house guest than a paying one. The charming briefing at breakfast from young son Marcus on his...

Yes, this place is wonderful. Fabulous rooms, delightful hosts, superb breakfast and the most comfortable bed I have found in a B&B or hotel EVER. Just perfect! (Well - it would be even better if it was ½ a mile closer to the city centre, but then there wouldn't be free street-parking and it wouldn't be so quiet at night.)...

We recently stayed at the Ayden Guest House for 3 nights. Location is good as it's a 20 mins walk into Edinburgh. Anita and David were very welcoming and friendly. Our room [ No 3 ] was massive. It was clean, comfortable, warm and nicely decorated as was the rest of the guest house. Breakfast was delicious and plenty of...

I found The Ayden Guest House at TripAdvisor and we stayed there for four nights during the Edinburgh Festival. Beds are very comfy (5-star hotel quality), bedroom and bathroom are big and very clean. And there is a big closet. All furnitures are stylish and new. David and Anita were very friendly and showed us great hospitality. A selection of...

We stayed at the Ayden during the Edinburgh festival this year and it was a great place to stay. It is quite a way out from all the festival venues, around the Royal Mile, but there is a bus that stops outside, if you you don't want to walk. The guest house has contemporary rooms and is clean and spacious....

I recently stayed at The Ayden Guest House for 3 nights. The guesthouse is perfectly situated for walking into central Edinburgh or just hopping on a bus at the stop right outside the front door. The bus can also take you 10mins down the road to the Royal Yacht Britannia and retail area. Each night you fill out a card...

“Rooms on the 1st floor are a little smaller, but quieter; the attic rooms are bigger and double aspected.”

“One of the rooms doesn't have an en suite (you have to cross the corridor for shower/toilet)- if going during a big event (book festival, tattoo, fringe) and this is a deal breaker, best check in advance.”
 of 5 bubbles 166peterh, 28 Aug 2013 | Read review
“If you need two rooms I would choose the top floor as you will have a feeling of complete privacy from other guests. Will need to be able to climb some relatively narrow stairs though.”
 of 5 bubbles P2742EQcarolm, 23 Aug 2013 | Read review
“All rooms look of an equally high standard. My only tip is that, unlike many of the B&Bs on Pilrig Street, Ayden doesn't have a board in the front garden. So, after turning off Leith Walk, if you go past the first bus stop on the left, you've missed it!”

“Rooms at the back of the house have less traffic noise ... you can't avoid the seagulls, though!”
