Small hotel with excellent host - Jasmin. Stayed here with my partner and his sister in one of the family rooms. Informative and welcoming host. Great cooked breakfast with very tasty haggis. to be fair the location is excellent for city centre access. What really made the visit great was the superb hosting skills, take a bow Jasmin. Great breakfast. Building is located on one of those famed Edinburgh streets, are real treat if you love architecture, and considering it is so close to Princes Street, really quiet for a good nights...

Only a quick walk from the wonderful carlton hill and tonnes of fabulous restaurants. This hotel truly deserves five stars. The breakfasts were delicious, the beds comfortable and the showers super hot. Plus the building is gorgeous. Thank you :-)

Had a lovely stay here over the new year period. Very accessible and easy to find. Within walking distance from Princes Street and shops. Lovely clean room. Lovely breakfast and the host Jasmin is so friendly and helpful. Have booked again for next year. Can't wait to return

We have stayed at this hotel 3 times now and are welcomed back like friends, the hotel is in the perfect location in Edinburgh nice and quite and within walking distance to the city attractions.Jasmine breakfast freshly cooked to order with delicious porridge.Would definitely recommend this hotel and will certainly stay here again

Perfectly placed with a 10 minute walk to Princes Street but in a lovely quiet part of the city allowing you to sleep well in the very comfortable bed. Parking is free 5.30pm-8.30am and at weekends so we only paid a couple of £ for our long weekend. The room is cosy with the normal tea tray. Shower good although...

Great hotel with good location. Just a little walk to the centre, about 10 minutes. Quiet in the nighttime so you can have a good sleep. Very friendly staff and delicious breakfast! Room was very tidy and comfortable.

Had a lovely stay. Jasmine is fantastic and very helpful and friendly. Room was comfortable and breakfast really nice. Hotel is very handy for centre of Edinburgh but is still in a quiet location. Highly recommended. Thanks!

A warm welcome, spacious and spotlessly clean room, excellent location, great breakfast and very good value for money. I'm definitely staying here when next in Edinburgh! I have never written a review before but I had to for here.
