The only good thing about it, is the location. It's opposite a beautiful park and not that far from the city centre, about 15 mins drive. There are restaurants and shops 15 in the area, about 15 mins walk away. Otherwise, very disappointing! Last minute booking so didn't have much choice and it was a bad decision! Room wasn't cleaned...

Owner have converted house in a hotel. The rates are on higher side as in comparative to prices and facilities. Very small room in size and have no lifts. Even the breakfast was not provided as we have to leave early in the morning. They didn't care about the passengers once they have already done the payment.

When visiting Edinburgh Tattoo we stayed at this "hotel" for one night,our room was very basic,it did not have a window just a very small skylight window.very claustrophobic.shower head would not stay up you had to hold it to shower.It was very shabby. We will definitely never return.

Adequate room for a 2 night stay but not longer .Small en-suite room mugs not cleaned by staff. Bed light did not work. Basic cooked breakfast , stairs everywhere. car-parking area very tight. On a bus route into the City centre, so leave cars at the hotel.
