The Dene Guest House ideally situated, close to Waverely station and within walking distance to explore both the new and old town of Edinburgh. Had a fantastic time exploring and learning some of the history of this intriguing city. Staff at the Dene couldn't have been more helpful and friendly, rooms clean, tidy and spacious. Breakfast very good. All in...

Good location, walking distance from the city center, friendly staff. I was able to book it on the day when I needed the accommodation to stay the night and still got a very reasonable price. The room was clean and comfortable.

I enjoyed my stay. It's only 15-20 minutes walk from Waverley station and city center. Clean rooms and good breakfast. Bathrooms were always clean. Very calm neighbourhood. The heating is good which is a rare case in UK=)Thank you, will consider staying again!

Fairly basic but the staff are great, the rooms are spotlessly clean, the breakfast is great, location is good and it's pretty cheap for Edinburgh. It's also got a hint of quirkiness in the giant wooden seahorse that guards the first floor. The best budget place I've stayed in Edinburgh.

We booked this B&B for a 4 day trip to Edinburgh for my fiance's birthday. The guest house is about a 10 minute walk from Princes Street with regular buses going to and from the area (bus 23/27). The room was comfortable and clean, the breakfast was very good, although it is only served from 8am - 9am (on weekdays),...

Good location. With the bus you are in five minutes in the center of Edinburgh. Breakfast is lovely and the barhrooms are clean. It is close to Botanic garden which I found one of the top destinations to visit when in Edinburgh.

This guesthouse is ideal if you don't want to be paying hotel prices and want a more personal stay. The lady who owns/manages the guesthouse is lovely and friendly, explains everything you need to know & is more than happy to recommend things to do or places to see. The location is brilliant, if only just slightly out of town...
