Stayed here in May for 5 nights. Clean basic rooms. Breakfast included. Bus stop outside for easy access to city attractions. Good place to stay if just looking a room. Good value for money. Staff very welcoming and extremely helpful.

Accommodation has a good location if you want to visit Edinburgh but don't want to pay high city centre prices. There is a convenient placed bus stop right outside. My family of 4 had a very nice stay here! The staff was very friendly and helpful, and there was always plenty to eat for breakfast. The guy who runs the place also came and helped us find parking because there is no car park here for it is all street parking. We would stay here again.

We were 4 in a quadruple room. It was a bit tiny for us, but we managed. Stayed for 2 nights and got to know the nice hotel owner which was very warm and gave us good advises about places to go, The hotel is a walking distance to Arthur's Seat and a few minutes bus ride to Waverly train...
