I booked this hotel for a celebratory weekend. I was nervous about staying after reading previous reviews and really wasn’t sure what to expect. We stayed in a junior suite which was spacious, nicely decorated and spotlessly clean. The bed was one of the most comfortable I have slept in.
The staff were very friendly and helpful especially the reception and cleaning staff. Breakfast was a la carte on the mornings we were there and was absolutely delicious. The continental selection was also very good with a selection of fruit, yogurt, pastries and muffins.
There is no lift which I was aware of when booking but we managed the stairs without any issues. Parking is free in the surrounding streets and we managed to find spaces without too much difficulty.
The next time we visit St Andrews I would be more than happy to stay here again as it is in a great location to explore the town.

We picked Kinnettles Hotel for its central location and the advertised amenities. The location was excellent, everything was within walking distance and we were able to park in the adjacent car park for two days for free.
All the staff were very friendly and helpful, although they appeared understaffed during our visit. Calls to reception were often unanswered. One receptionist was seating and waiting breakfast while also manning reception and admitting spa treatments. Klaudia was particularly kind and helpful in sorting out booking and spa treatments.
We were disappointed that the hotel bar was not open during our stay. We arrived late on our first night and hoped for some food and drinks without going out in the wind and rain. Apparently this was also due to short staffing. The website also indicated ‘in-room dining’ which was puzzling with no food available.
Our room (junior suite) was very spacious and tastefully decorated. The en-suite shower room was clean and modern.
Our room only had one bedside lamp which meant only one of us could read at night. Also there was no lamp in the lounge area so we had to sit in the light of the small TV or have the full ceiling spots on. Not very romantic!
Our zipped together double bed had very soft individual mattress that caved in at the middle join, making sleeping together not as comfortable as a Premierinn bed. (We are not big people!!)
We expected our complimentary water and biscuits to be refreshed on day two but they were not. For the daily rate they charge we think that should be offered.
We did enjoy our stay despite the issues above. The building, decor and furnishings are modern and classy.
Overall the owners need to pay a little more attention to detail and ensure the hotel is staffed adequately to offer the advertised features and give value for money to match their rates.

The hotel is spilt across two sites on a busy main road (vehicular & pedestrian) with the hotel annex directly opposite the main hotel/reception on the other side of the road. Excellent location for ease of walking to golf course, beach/small harbour and the town all of which are a short distance away.
There is no hotel car park and a small free of charge car park close to the hotel is practically full all of the time. On street parking is available with payment up to 5pm.
We stayed in the annex and while the suite was in the main nice with a large bathroom, on arrival we had to ask twice for the room to be cleaned after discovering many MONTHS worth of thick dust on top of the fridge and headboard, a layer of dust covering the tea making tray and a dirty splash mark across the bathroom mirror.
Service throughout was impersonal with no warm welcome, no explanation where to go for breakfast nor how to access the spa. The ‘apology’ re the issues of cleanliness in our room was poor, practically non-existent. On the first morning we overheard staff telling a guest they could choose only one item from the breakfast menu with an example given: either fruit and yoghurt or something cooked, something we discovered the second morning was incorrect. Items were missing from the full Scottish breakfast without explanation on the first day.
In a nutshell: nice building/hotel, great location, needs improvement in ensuring rooms are cleaned properly between guests and staff need training in customer service.

My partner booked this hotel to celebrate an anniversary for weekend away from the big city. We’ve both had the worst sleep of our lives. Considering I’m also pregnant and expected to have amazing time away this hotel doesn’t even deserve one star. Most rooms consist only of two single beds put together with single mattress toppers, with a big hole in the middle of the beds making it impossible to turn around. Lumpy and dirty underneath the bedsheets as we checked to see what was underneath. Very uncomfortable bed with the mattress toppers too high and sliding off the bed constantly. Cobwebs hanging from the ceiling everywhere. The building is also across from the main building and reception having to constantly cross back and forth on the street if you want to use the spa or to go for breakfast, never seen this in my life never mind for a five star. “ Spa” consists of small sauna , steam room hot tub , showers were scalding hot at the spa making it impossible to shower. My partner booked to use the spa the following day and the sauna was not hot apparently they forgot to turn it on and it was very disappointing. We requested to speak to a manager, the guy at the reception said he will take it to them, he never actually did. We had to speak to another woman who said there were no notes or anything left for manager. We were only offered complimentary drinks for the trouble and she seemed frustrated. No duty manager entire weekend at a five star hotel over the weekend seems ridiculous. The worst “five star” hotel we have ever stayed and I won’t ever recommend to anyone. We’ve stayed at Cameron house and blythswood also other five star ones the standard is totally different!! Not being properly dealt with and issues everywhere. Also breakfast is not a buffet they just give you a menu to pick from which I find absolutely ridiculous for a five star. This was not mentioned anywhere on booking. Call that false advertisement and I honestly have no idea who in their right mind will give this place five stars. Housekeeper didnt change bedsheets either just made the bed. So many issues and nothing was being done or improved for our entire stay over there. Extremely disappointing place to be will never be back.

Lovely hotel. Our room was upgraded but pretty standard - works going on out the back so it wasn’t great being woken up at 8am with the sound of glass smashing as the workers ripped out the house out the back.
The previous occupant of our room had clearly been sick and tried to clean it up themselves which the cleaners had missed. The smell of sick took over the room and it wasn’t until I stood in the wet spot I noticed it all up the side of the bed. We couldn’t be moved due to them being fully booked so was offered air freshener! a discount or even a free drink would have been appreciated given I’d spent so much on booking the hotel for a proposal/birthday.
The bathroom was missing the toilet roll holder which had been ripped off and not replaced and the shower leaked all over the bathroom. Coffee machine was incredibly dirty so I didn’t use it.
It’s a nice hotel but I don’t think I’d go back in all honesty.

The stay was booked as a birthday celebration for me and my partner, we were really forward to our stay as we love St Andrews and have stayed in the area many times.
Upon arrival we were guided to our room in the Annex, situated on the top floor, room Dumbarnie. The room was very dusty - headboard of the bed was disgusting thick with dust and the room had clearly not even been hoovered. The bathroom had hairs everywhere and splash marks on the toilet. Overall the cleanliness of the room was very poor. We felt as though the bed had been changed, with a quick wipe around of the bathroom and that was it.
We went straight to reception to make them aware of the situation. Although polite, staff seemed to be unsure on how to deal with the situation and advised us that someone would be up to clean the room. After being out for an hour we returned and the room had simply been hoovered - nothing more had changed. We were very disappointed having already expressed our upset.
Then to top off the disappointment, when we arrived to breakfast the following morning our booking wasn’t even on the list for breakfast despite having paid for this with our stay. I myself have coeliac disease and had phoned the hotel earlier in the week to ask if there were gluten free options available at breakfast to which I was reassured that there were plenty. We were quite disappointed with the limited options available and even further saddened to see that there were no gluten free options. I approached a member of reception to ask for some gluten free food, to which he looked blank and said he had not been advised of this. He went away to “look” for some and about 15 minutes later proceeded to present me with some “gluten free toast” that was no longer in fact gluten free as I watched it be toasted in the main toaster in which all of the other gluten containing products are toasted in. This was extremely disappointing as cross contamination is dangerous and makes me extremely ill. my partner ate the toast and I had to source breakfast from elsewhere.
Overall the stay was extremely disappointing considering the price - for £300 a night, we have stayed in other local hotels of the same rating and experienced nothing but excellence.
Since making the complaint almost three weeks ago I have had no correspondence from the hotel. I have had to phone the hotel twice to chase up this complaint and each time have been told that the manager is not there, I feel this is not true. I have also had my phone number blocked from the reception, which is completely disgraceful as I have been nothing but pleasant on each occasion I have phoned.

We recently had a group of 16 stay here in 8 rooms for 8 nights and the experience was far from acceptable. To start, no golf clubs allowed in rooms and they are kept in a storage room that all guests have access to. I personally found this room open 3 times over our stay. For clubs and goods inside a typical bag exceeding 2k in cost, this lack of security is frightening. I asked about this and what they insure and did not get any answer from management.
Moving on to the rooms. This is 2 separate buildings across the street from one another. Both have 3 floors and no elevator. They also have no air conditioning, which is typically no issue in Andrews, but open windows were needed every night during our stay. Consistently at 4am the seagulls land on the roof and start making noises at the level of a loud alarm clock. No way to sleep through this and can’t close windows unless u want to sweat. Stand alone ac units ? Nope.
On to other basics - hot water. We had no hot water at least 2 times at night and in the morning. Let me say that the cold water in Scotland is shockingly cold. another 2 days we ONLY had HOT water. This is actually worse than only cold. No way to shower. And I’ve never heard of any problem like this…
We stayed at the hotel the week of the open. The hotel does not have a cable package that had it on TV. I was told to go to a local pub to view the tournament.
Moving to the “Spa”, I personally tried to get a massage for 3 of the days during our stay and no one was ever available. Had to go to another hotel to get this service.
And lastly, I tried to contact the management of the hotel to discuss the many issues we encountered during our stay and never recieved a call back. So while this is a decent place to stay, I’d set the expectations at 3 star and only pay accordingly.

Above and beyond was the service received from before we arrived right up until we left this morning. We stayed in a deluxe double room, which was lovely and modern. The bedroom was a very clean room and the bed was very comfy (I am a light sleeper). We used the spa, which was brilliant and the gentleman on reception ensured we had iced water with lemon, fresh towels and offered to assist with whatever we required. Nothing was too much trouble. Prior to arrival the staff also helped me out by contacting local pubs to find out where I may be able to watch the football that night - very helpful! Overall the staff made the stay extra special, the breakfast staff today were very friendly and kind. It is very much appreciated and we cannot wait to book again. Also, the breakfast was the best I’ve had at a hotel in a long time!

Wouldn't normally write a negative review however email from hotel requesting a review directed me to TA. Stayed here for 2 nights for my daughter's 40th birthday. Rooms were lovely but a few negative points. Mini bar in room but no price list (eventually found one in a drawer in my room but not my daughter's). Didn't use the mini bar. There was no hook on bathroom door to hang bathrobe. The cold water tap in the wash hand basin in both rooms had hot water instead of cold water coming out of them. Restaurant was closed. Luckily we had booked elsewhere for dinner. Only used the bar once due to the disappointing cocktails. We each had a different one and they all tasted like watered down mocktails with no garnishes. Certainly couldn't taste any alcohol.
Having gone out for dinner and drinks we were surprised to find the door locked when we came back just after 10pm. Note on the door to phone to be let in. Never had this in a hotel before.
Breakfast was also disappointing. On the 1st morning we were shown to a table, ordered from a menu and were served at the table as you would expect however the second morning the tables weren't made up (no cutlery/napkins). We were beginning to think we had missed breakfast but no we were told to just help ourself. No explanation as to why this was a different arrangement from the day before. So had to lay our own table then serve ourselves from a buffet. I had wanted smoked haddock and poached egg which I had the day before but was told they don't do that anymore. It felt like we were in a travel lodge or similar. In fact I've had better breakfasts in a travel lodge. Certainly not a 5 star experience. Another guest came in and was told to help herself and she ended up walking out.
Certainly won't be back and wouldn't recommend it to family or friends.

Very comfortable and overall a good experience. The staff were all extremely welcoming and helpful, but there were not enough of them. When we arrived we had to wait over 20 minutes to check in as the poor receptionist dealt with the people in front of us in the queue. Rooms were well appointed with comfortable beds. The coffee machines in the rooms were really tricky to use - would suggest a kettle instead! At the breakfast buffet there was the same machine and the waitress was constantly being asked by guests how to use it. Breakfast was delicious and promptly served with a smile so all good there.

There is a free car park 100yds from the front of the hotel however which we can assist you in getting parked in.
