Location: Spot on. We walked almost everywhere to the main attractions and taxi rides were short and cheap enough as well.

Hotel: small rooms and dated but unless you want to pay through the roof in Rome it’ll do. However the difference between standard room and 1 upgrade up the rooms are substantially better so I’d pay the extra money if I were you. We had to ask when we got there after seeing the standard room.

Breakfast: No issues. Enough choice for most people. Message to hotel though... buy a better toaster and another coffee machine! When you’ve just woke up, the last thing you want to do is wait in a line for your morning coffee and the toaster is painfully slow.

Staff: Nice polite and helpful.

Overall: Yes book this hotel but pay extra for a better room!

The hotel is nice and clean. The standar double room is convenient with a spacious bathroom (the economy double on the other hand is more like a single room). Breakfast is excellent with a big variety of products, which I believe can satisfy every taste. The location is great. You can walk to the most of the wellknown monuments and there are also bus stops and subway in the area.

This hotel is really central and the staff were nice. Buffet breakfast had plenty of variety, but this had to be the smallest hotel room I have ever stayed in. Room 336. There was a window into a small court yard which held the bins for the hotel, so anytime rubbish was being put out, it was noisy. The maids trolly was right outside our room, so from first thing in the morning, the noise started. There is no chance of a good sleep at all. The hotel is cold and we couldn't work the heating. The 2 single beds pushed together only had a sheet and blanket on it. There was a sliding door to a bathroom, but there was no lock for privacy. We tried not to be there much due to the claustrophobic feeling. The walls were paper thin and could hear people passing wind in the next room

When we arrived, there were only a double bed (and not enough towels etc.) in our room, even though we booked a TRIPLE room. When we came to the reception, we were told, that it was our fault, because we hadn’t mentioned, that we needed three beds. We are three people, who booked and paid for a triple room, so it definitely hasn’t been our fault… after some discussions it was possible to get a third „bed“, which was really horrible to sleep in.
Then we booked the Vatican Experience for 109€/person. On the website of the hotel it says that there is a guided tour through the Vatican museums, the Sistine chapel AND St. Peter. In fact, the guided tour, which was in fact very good and interesting though, ended after the Sistine chapel. At the reception we were told, that the church was free to visit, which may be true, but a „guided tour“, like it was offered on your site, would easily cost 20€/person, so it’s definitely not the same. The stuff at the reception was not quite helpful in general. The breakfast was quite good, even though the atmosphere in the room was really loud and noisy. Very sad and not worth a four star hotel.

We lived at this hotel for three nights. Most of the interior was old and in bad condition. The bed duvet was only a blanket and the minibar had peeled painting.
We had a lot of noise problems. Mostly because of the housekeeping which had their workstation right in front of our room door, where they worked from 7.30 in the morning. The soundproof between the hall and the room was extremely bad, and we could hear other guest talk out there. Also we could hear people snoring in the night.
Furthermore the breakfast was low quality and the staff couldn’t fill up the buffet as fast as it was emptied, so many things was missing on it all the time. The coffe was also bad, specially with a thought about that it was in Italy.

The staff over all was kind, but even though we complained about the noise from the housekeeping they didn’t solve the issue as promised.

This hotel should never has 4 stars! Maximum 3 if they ficed some of their furniture and noise issues.

I never usually let my boyfriend book our holiday's, but as it was my Birthday I left him to organise it for a change.
He actually done quite well with this hotel.
Centrally located, very friendly staff (especially arranging a takeaway breakfast on our departure as we were too early for the normal breakfast).
We had a room upgrade - bonus as we had a balcony area with seating.
Only downside the bed was just too hard, I have a firm mattress at home, but this was just uncomfortably hard.

We booked 3 nights beginning of September as girls weekend away to explore Rome. Booked through 3rd party website as it was cheaper and it said double or twin bed at that price so I left a comment/request to make sure it’s a twin room. From outside it’s a beautiful building, entrance is nice as well. We arrived in the evening and when we got to reception we were barely acknowledged. The receptionist (bold guy) was very abrupt and not pleasant at all. There were no one else waiting or around, so that kind of reception put us off straight away. He barely looked at us, just asked questions in impolite manner. When he gave us a key he said our double room was ready etc. I said it was wrong as I’ve booked twin room. He didn’t like that and we could see he was annoyed. He started looking in the system and found my note. Wasn’t happy about, but eventually gave us the room saying he’s doing us a big favour. The room was tiny, barely any space between beds, wardrobe and a table. Every time we used sink in the bathroom the leak appeared in the wardrobe. There were no duvets, just sheets to cover ourselves so we had to ask for some duvets and were given some blankets. Our window overlooked the dirty courtyard, which wasn’t nice at all. There were almost no natural light in the room. Some part of the window was covered by window another by curtain that ran from one side to other and you could not put it to one side. On positive note: housekeeping team was excellent and polite as well as a porter (I think). However, I would not recommend or choose that hotel again.

I booked a non-refundable trip via Booking.com for a weekend stay in mid April but due to COVID-19 I was unable go.

I contacted the hotel regarding a refund and at first they were unwilling to give a response until after 1 April, therefore I contacted them after this date and they then agreed to waive the fee, this was on 8 April.

I received no refund so I contacted the hotel again and they requested that I send an invoice for the refund to be processed. I sent the invoice and still received no refund.

I contacted the hotel again to ask when the refund will be issued and the hotel told me to liaise with booking.com. I contacted booking.com who then contacted the hotel who said that they will proceed with the the refund but do not know what date it will be made on.

All in all they've been terrible to deal with in this situation.

Positive:
Friendly & helpful staff. The location is ideal, if you want to explore Rome. The next Metro station is close by and you can do many places by foot (if you’re not lazy).

Negative:
The hotel is quite old and we got a really old room. Nothing like the rooms you see on the homepage. A renovation is urgently needed!

I visit Rome often and enjoyed my visit at the Exe about 3 years ago so I've been staying there about 3 times a year for each of the following years. I'm married to an Italian so I was able to travel before international travel to Rome opened to everyone. With each visit, the hotel has gotten worse and worse; and last week was the last straw. For the past 2 years, every bathroom in each room I stayed smelled of a horrible mildew smell. If the Wifi worked, it was too horrible to do anything. Last week I had 2 reservations: one for the beginning and one at the end of the week. I had a quick trip to Barcelona in the middle. The first room was just horrible. Every faucet in the bathroom leaked. In fact, the room below us had water leaking into their room. The bathroom smelled of mildew. The AC didn't work and the TV didn't work. My wife informed the front desk and she was basically told "That's good to know." After checkout, I received a survey from the hotel and listed everything that was wrong in the room. When we returned later in the week, they upgraded us to a better room. Still a slight odor in the bathroom and the AC couldn't be controlled and the TV did not work. One night my wife was cold and called and asked for extra blankets. The bellman who was bald came to the room. We explained that we couldn't turn the AC off and that the buttons to control the temperature and fan did not work. He became a little combative telling us it did work. He showed us that if you held the power button for 10 seconds, it would turn off. When we asked how to control the temperature and fan, he had no answers. Then I mentioned the TV didn't work. He was able look at the TV and install the missing cables. When I tried to thank him, his attitude increased. He did not look at us. He turned his back and left the room without saying a word. When we tried the TV, it still didn't work. The next day, maintenance finally made it to the room to look at the AC. They replaced the thermostat.

For a 4 star hotel, things should work and not have a horrible smell.

Hi, our room was not upgraded yet but it was clean and perfectly fine. The only drawback was the plug to charge your mobile is by the door so you have to get out of bed to use your phone if it's low battery. I would definitely recommend this friendly, reasonably priced hotel in a fab location.
