A very good room with no lift for my 82 year old mum - long flight of stairs which she found difficult. Good air conditioning. Room was outside hotel - had to walk in street to reception and breakfast room. Breakfast room is a cramped hall space below stairs - we waited 10 minutes for a table to become free...not...

Well, the title pretty much sums it up. The location is very good, the lobby is perfectly fine, but when we entered our room, we were hit with the heavy stench of mold/mildew. I had read mixed reviews on this hotel and was a bit nervous about staying but it was recommended by our travel agent. The room was small but contained all the necessary requirements - a clothes line in the bathroom was a great addition as this is something small but sadly lacking in most hotels. I wouldn't bother paying extra...

Everything about this hotel pleased us.. Friendly helpful staff, great location close to San Marco,comfortable accommodation ...definitely a hotel to recommend ... And hopefully to return to.

This charming little hotel is between the Rialto bridge and San Marco Plaza. It is convenient to everything. Just got back from a fantastic three night stay at the San Zulian. Per some previous reports, try and get room 304. It's in the attic and does have some steps (in addition to the elevator) so isn't suitable for disabled guests, but for everyone else, it probably has one of the best rooftop views in Venice. First, this hotel is difficult to find, especially being our first time to Venice. Even the locals did not seem to know of this hotel. Finally, a nice local shop owner actually walked us to their front door. The name is shown as Albergo San Zulian on the hotel. However, once we found the hotel, the staff was very nice...
