Locanda Vivaldi is a small boutique hotel facing the lagoon, just few steps from Saint Mark's Square. The location is just perfect, the view from the rooms and the rooftop terrace is simply amazing. The atmosphere of the hotel is intimate, we are the right choice for a romantic escape to Venice! Venice can't get any better with staying in a suite on the 3rd floor with the beautiful view over the lagoon that constantly changes with all its dynamics. We stayed for 5 nights early July and after 5 nights it was hard to leave. The hotel complemented our stay wit great service and friendliness making us feel friends and guests rather than customers. Breakfast at the rooftop terrace and the pick up service with the hotel motorboat was a great plus for Venice beginners like us. The hotel staff was very helpful with finding the great addresses which are not tourist traps. We will certainly come back!

This was an absolutely lovely hotel in a wonderful location for sightseeing. The pictures truly do not do this hotel justice. Our suite was massive and easily accommodated our party of five. The room was spotless, the two baths well stocked with any needed toiletries, a small fridge/safe were available, and the private patio overlooking the canal was a perfect spot to enjoy a coffee/aperitivo. A Coop (grocery) is a short walk away for anything you might need. Service in the lobby, breakfast room, and restaurant were all excellent. The hotel also arranged transportation for us from the airport and to the train station after our stay and was easy to communicate with prior to our arrival. Overall, this hotel exuded Venetian charm and I look forward to the opportunity to return in the future.

I was very disappointed with this hotel
I expected better room and view based on prices and over the top reviews
I booked the standard room and was disappointed to find it's facing a wall!. Yes it didn't mention "with view" but i didn't expect the wall. They should show the room view on website for transparency
Also it's a small romantic old style hotel but not the wow you see in the reviews.
I got room 201, very spacious. To the left the bedroom with door and to the right a small seating area with sofa. Nice. Has fridge and safe. Missing kettle and coffee tea stuff
Breakfast is served in a small dedicated area. No buffet.they take your order from the options they have and bring to you .was ok

I had also an issue with hotel staff. I booked with pay at hotel option. Free cancellation up to a week before check-in. But hotel staff decided to block one room rate on my credit card even during free cancellation period. Unacceptable. Card is given to be used only if cancellation is done beyond a certain date. Don't have the right to freeze amounts on customer card weeks ahead just in case they'd cancel.

We were very disappointed, I ordered everything as a birthday present, a room with a lagoon view. According to the photos, the hotel looks luxurious, but the reality is different. It was not cleaned enough, a lot of hair in the bathroom, dust and hair under the bed. They offered us to change the room but it was only with one window....The room with a view is overpriced, no one will write that it is so noisy because it is located right above the stairs over a side canal, so you can hear the noise from tourists and supplies all night . The breakfast is also overpriced, it is not served as a buffet, but you just order from the waiter. This hotel does not match 4 stars with its services and I would not recommend it to anyone. I'm quite sorry.

Very disappointing stay. This hotel does not have a restaurant for dinner reservations. The advertisement is extremely misleading and the rooftop terrace pictured is not open to guests. The picture of the double room with lagoon view fails to show the metal podium/ ramp placed directly outside the window (be prepared for the noise everytime someone walks on this ramp)
I wish I paid more attention to the most recent review on this hotel "Sally T" as I would agree with this review. When I explained my disappointment to the receptionist on the lack of facilities available, his response was cold and uninviting. I definitely would not recommend this hotel or return here. We felt very uncomfortable as a young couple here, the staff were not very friendly or welcoming towards us.
The Hotel is way overpriced and using the "views of the basin" as justification for their price point.
Hotel Londra Palace, Savoia and Jolanda and Hotel Paganelli will offer the same views with less noise and much friendlier staff and are much more cost friendly.
We had done a lot of research and actually booked this hotel, then cancelled (I should have trusted my gut) but rebooked as we wanted to have a little treat and didn't have an issue paying that bit extra for what we thought would be the experience we were booking for. The terrace, the bar, the restaurant were unavailable to us during our stay and the receptionists response was "sorry about that"no offer of a discount or a gesture towards our booking considering the facilities we booked for were not available.
Please do your research and don't be charmed by the photos / description online.

The location is fantastic.
The gentleman who carried our bags from reception and showed us to our room and also served breakfast was very charming, polite, energetic and helpful. Everyone in the hotel should adopt his manner and attitude.
The shaved headed man who checked us in came across as pretentious.
Our room was long and narrow-bedroom to the left, bathroom in the middle and a dressing room to the right. There was quite a lot of room but it was very dark and dingy plus the glass wall lights had not been dusted in months. They were very dusty. The lighting was poor. The shower was very powerful but the air-conditioning not very effective at all and left the room stuffy during the night.
Breakfast however was very good with the very helpful man taking our order. There was a lot of food and we didn’t need to eat again until dinner time.
The terrace bar upstairs is under utilised and the choice of drinks minimal. The lady working in the bar was also friendly and helpful. The cocktails were served in pint glasses and the terrace lacked atmosphere although she did bring us a nice selection of snacks. 2 cocktails were €30. Breakfast would be good to serve here as the views are wonderful.
One downside, despite not opening any windows I was bitten 7 times in the night by mosquitoes.
To summarise the breakfast and some staff were great but the housekeeping not so and our room had definitely seen better days and even though we didn’t spend much time in it, it was quite depressing.
It was like staying in a poor aristocrat’s home trading on faded glory.

After two and half years we have been back to two Venetian hotels we like most: Santa Chiara and Locanda Vivaldi. We are pleased to report that everything is back to normal, all services are in place, the old staff is as always super competent and friendly, ready to help with everything in Venice and around. The standard is high as always and even several improvements were introduced. There is still some pandemics regime, for instance face masks are obligatory at all public transports of Venice, but otherwise the place is as open and as friendly as always. The state of art underground car park at Santa Chiara (located close to the train station), the only private parking in Venice, works well. If you do not want to walk the bridges – there is still beautifully restored motorboat harbored at Santa Chiara. Locanda Vivaldi which faces the Laguna, entrance to Great Canal and offers one of most beautiful views from the top rooms and terrace, has also own little pier which is used for such transport. Everything in the proximity of both hotels is open and working as pre-pandemic, the public areas are just a little bit less crowded than usually at this time of year, which is actually good for tourists, because the access to all attractions is just easier.

We have just returned from a 3 night stay at the Locanda Vivaldi. The location is excellent, only a short walk to St Marks square, Doge’s Palace, shops and restaurants etc. There is a vaporetto stop just outside where route 1 takes you along the central canal, plus other routes. The waterbus stop from and to the airport is also very close.
We found the hotel staff welcoming, polite and helpful, from reception to breakfast room staff (didn’t see the room staff). The breakfast was plentiful with a choice of bacon/eggs, cheese/meets, fresh fruit salad (not tinned) and bread/croissants, tea/coffee, juices. These were all brought to your table.
The roof terrace gives an excellent view over the lagoon. It is a bit dated. Drinks available on the terrace (don’t think it’s staffed all the time though).
We had room with a side canal view which also had a side view across the lagoon. The room was plenty big enough though not huge and the bed was very comfortable. It was cleaned daily, clean towels daily (though I would have been happy to keep my towels for the 3 nights we were there). The bathroom was good except for the shower which was akin to a ferry shower cubicle. It was small, the side jets feeble and the water did not drain properly so was slippery.
All being said, as this was a birthday treat, we had a good stay, a pity it wasn’t longer. We walked miles and packed in as much as we could, wear sturdy comfortable footwear!

Location! Location! Location! I wanted a hotel with a view of the canal, and this place delivered in spades. My room overlooked the Grand Canal which was delightful, but the pitfall with this was the fact that motorboats chug up and down the canal 24/7 so if you want a good sleep keep the windows shut. The room is very generously proportioned, with high ceilings and big windows. Everything you need is here - good size wardrobe for your suitcase and clothes, an in-room safe, a fully stocked mini bar, a small but functional bathroom, and comfy chairs. The bed is very comfortable, the shower in the bathroom was small but easy to operate. I found the air con to be a little warm so I kept the windows open most of the time. Breakfast is served in the third floor restaurant, which offers a fabulous view of the Grand Canal, and there are continental and English choices. Service was unobtrusive; they were there if you needed them, but not in your face. I liked how the bellboy showed me around the room and explained everything when I checked in, which was a nice touch. I would definitely stay here again.

First of all remember that this is not the right place to ask about our services. You have to contact us if you wanna have a precise information. Things changes during time and we are those who know the hotel!
Said this, we do have a private vintage boat for our guests. WE are allowed to move between our properties only (Hotel Santa Chiara, Hotel Locanda Vivaldi and Hotel Palazzo Stern) but thanks to the location of Santa Chiara we can easily serve the train station (which is opposite) and the airport (splitting the transfer in two legs).
This service if reserved to all those who book DIRECTLY with us and, most important, in included in the room rate!

There's a third way. If you book directly with us you can use our private vintage boat!!! The service works between our properties (Hotel Santa Chiara in Piazzale Roma, Hotel Palazzo Stern in Ca' Rezzonico and Hotel Locanda Vivaldi).
In your case we can book a private car with an assistant waiting for you at the arrivals. He will take you by car to Hotel Santa Chiara and from here you will use our private boat to Locanda Vivaldi. The service is super and you pay only for the car (which is about 50 € total). This is available only if you book directly with us!!!

We do have air conditioning in September.
We don't have screens on the windows, they are forbidden in Venice for the decore of the city (it's all historical and protected by Belle Arti).
Mosquitoes are everywhere in Venice, but nothing that bad. It's like any other city. We do have repellants if needed!
