Santa Croce
Santa Croce gained importance as a sestiere (district) when Piazzale Roma was created in the 1930s to bring cars and buses close to the center of Venice. Constitution Bridge spans the Grand Canal linking Piazzale Roma to the train station. This area buzzes with energy from travelers and students. Historic palaces and former industrial buildings house some departments of Ca' Foscari and IUAV Architecture universities. On the Fondaco dei Turchi, Venice's Museum of Natural History offers Venetians prehistoric thrills, plus an overview of lagoon fish and wildlife. The Grand Canal, northern boundary of Santa Croce, is lined with palaces and decorated by the tall green dome of San Simeon Piccolo. Ca' Pesaro attracts Venetians to its contemporary art exhibitions. The Grand Canal exposes only one face of these buildings. On the opposite side, the palace often interacts with a square or a busy street to represent its neighbourhood identity.

Are the rooms air conditioned?
I think onkly one or 2 of them have air con. Ours did not, and it was quite hot when were there there last week of May. Our room had a fan which kept us quite comfortable.

Indeed it is only a 10 minute walk from the bus station to the hotel. There are two routes you can take. I simply looked at google maps to get the routes. Both require two bridges which in Venice is an absolute minimum. If you have a GPS on your phone it will take you directly to the hotel but it was the same route I researched before we left home.

I am pretty late on this question but i can say it is a very nice and for Venice an inexpensive hotel right on a canal. It is no more than a 10 minute wale to Piazzale Roma the main ground transportation terminal in Venice. The shuttle bus from the airport arrives at Piazzle Roma and the people mover to the port departs from the same place. There is a ticket office in a building for the people mover where you buy tickets. There is also a subway train that departs from Roma. We thought the subway was the people mover to the cruise port. It is not. You enter the People mover from the place where you buy the tickets from inside the building. We bought 4 tickets two to get to the port and two to get back to P. Roma. Mistake. The tickets are only goods for 24 hours from purchase date so we had to buy new tickets to get back to P Roma. Not expensive though I think 5 euros one way for two.
