We were quite naive as to how far out of the city centre this hotel was. It costs approx 35 euro one way to the hotel from the centre of Palermo. The hotel does offer a shuttle service to the city, but this is only leaving at 10:30 and returning at 17:30 - no other times allowed.

The view from the room (We were on the 2nd floor) was amazing, however, our room was by the elevator and was very noisy all through the night, even rooms along the corridor. The pool (jacuzzi) area was very nice and clean with lots of sunbeds.

The restaurant was good, however the pizzeria was shut on 2 of the 4 occasions we ate there, limiting our options and the waiters were not overly friendly which put a bit of a dampener on the experience. The restaurant is very affordable with a bottle of wine and a starter with 2 meals approx 45 euro. However, be mindful that there is no other restaurant around and you will have to pay approx 70 euro in a taxi if you wish to eat in Palermo.

Overall, our stay here was good, with the best part being the views.

I don't know how this hotel is only 3 stars! Firstly the location is absolutely amazing panoramic views pool's and grounds are spotless the rooms are so spacious and the beds are possibly the comfiest I have slept on in years, myself and my partner come here for years, the staff and management treat you like family and no question is ever to big they cater no matter what.They are always there to advise on best places to visit. They run a great shuttle service and Cicco is the most professional driver always on time Gianni is fantasic also👏.the resturant is beautiful and the staff are so friendly. I would advise booking directly with the hotel rather than the likes of booking.com etc they have a WhatsApp service and answer so quickly - this is a must see place for the views the people and the overall experience it's the best hotel in palermo I have never felt more relaxed leaving here . This hotel is not in the centre of Palermo... but all the better for it. We had a car so travelled the area and went put for dinner etc. Driving is OK once youve realised its like the MMA of driving😳
Hotel is very easy and tidy. Staff pleasant and helpful. We didnt find any issues with service or using the pool areas.
Views are stunning. If you can get up for the sun rise it's worth it!
Housekeeping was excellent.
There us a little village below hotel with lovely cafe and bread shop. Also take away which is pretty good and very cheap.
Food in hotel was excellent.
Breakfast is limited to bacon and scrambled egg, salami and cheese, cakes that are delicious, fresh fruit also delicious, and bread jams and spread. There was muesli but I did t try.
Coffee machine ok but you can ask for an espresso which is 👌🏽
Only slight niggle was there isn't a kettle in the rooms. I didn't ask for one to be fair but no glasses or brew stuff. But we survived. There is a little fridge which was well sticked and very reasonable.

Not friendly with kids !!! Terrible to arrive to the hotel many tinny streets , easy to crash !!! The Staff is not friendly to kids they shout . I don’t recommend it !!! Better Avoid it . The central pool is only for adults, even to take pictures with the view , the pool of the kids is salty and it hurts the eyes of the kids .

I had an amazing experience at this hotel. The pool area was a true oasis, perfect for both swimming and lounging. The amenities were exceptional – the spa treatments were divine, and the on-site restaurants offered a delicious variety of dishes. The room was spacious, modern, and equipped with all the conveniences you could need, including high-speed Wi-Fi and a comfortable work desk. This hotel truly understands how to blend luxury with comfort. I will definitely be returning!

Some of the negative reviews on here make me laugh. We almost felt scared of staying here before the trip because some reviews said it was a ghost town, and that it was in a "Ghetto" part of Palermo. That was complete bull, and I am glad we didn't let those comments dissuade us from staying here. Anyone who thinks this is a Ghetto part of town has no idea what a real Ghetto looks like. We spent two weeks here from end of June into July. We had a rental car and drove all roads around the area of the hotel and from both directions on the road the hotel is on. The neighborhood is beautiful and charming and Sicilian. There is absolutely nothing to fear about this neighborhood. Furthermore, if you come during off season (any time that is not summer), of course it will be less populated and services will be more sparse. Sicily is a summer destination for travelers. It is not common to find lots of tourists in Spring, Fall or Winter, so people shouldn't rate a hotel as poor because they came in the off season and didn't have lots of services and a full hotel. Furthermore, the comments about no offer to take luggage to room by porter are a joke. The people at the front desk are not porters, nor are they your slaves. They are front desk reception staff. This is a 3-star hotel, which means you carry your own bags. It really bugs me when people complain about a perfectly good 3-star hotel because they didn't get the 4-star or 5-star service they thought they should get. Go pay $3000 a week at a 5-star beachfront resort if that is what you are looking for. Don't come to a place like this and demean it with negative petty comments about breakfast, room service, lack of bellhop services, and other such nonsense, and make people think it's a bad place. This is an EXCELLENT 3-Star hotel. And as for people who say the front desk staff don't understand English and are not friendly, what world are you in? These were the most friendly staff of any hotel we stayed at, and we stay at plenty. Even the owner and his daughter, Giorgia, went out of their way to make us feel welcomed and special. All the staff could communicate with me in English just fine, as with my husband in Italian.

With two weeks in Sicily on our first ever trip here, this hotel was our home away from home. It was a Godsend. The room was super clean and big, we had a great balcony and corner room on Floor 2 perfectly overlooking the jacuzzi and the city. The hotel was nicely decorated, had an adult pool, a children's pool, an adults only jacuzzi pool, sundeck loungers, a gourmet Sicilian restaurant with indoor and outdoor seating, a separate breakfast room, a billiards room and a fitness room. There was adequate room service for a 3-star hotel. There was a fully stocked mini fridge with cheap drinks (€1 for water and €1.50 for soda). The bathroom was large, had a glass and tiled shower and a bidet. Maid service was excellent, and even the maids had nice conversations with us to make us feel welcomed and valued. There was absolutely nothing negative about this hotel or the staff. No matter what time of day or night, someone is always at the front desk and will greet you and have lengthy conversations with you, if you engage with them. If you treat them friendly and respectfully, they will go above and beyond for you.

If you are reading this review and you are a member of the LGBT community, fear not! We are a gay couple celebrating our 20th Anniversary. They are very welcoming and accepting of all people. You will not feel uncomfortable here and will be treated with the same respect and friendliness as anyone else. Giorgia even went out of her way to make us feel welcomed before we even arrived as I communicated with her through email. Her and her dad are running a great operation here.

If you will have a car, do yourself a favor and reserve a parking spot for your entire stay at the time of booking. Reserved spots only cost €5 per day, very reasonable, and are behind a security gate arm and guaranteed. The free parking is limited before the security gate ATM and fills quickly, as it is first come first serve.

Some people complained on here about the breakfast being horrible and only sweets. That is misleading. There are healthy options, such as yogurt, fruit and whole grain cereals. There are also croissants with or without bakes in sugar jellies. Of course, there are also cakes and cookies. But there are even fresh cold cuts (ham and cheese). The variety is good. There is also plenty of hot coffee, tea and hot chocolate from a self service machine as well as two types of juice daily, and Maitre D service for fresh cappuccino/espresso. Of course if you go 10 minutes before breakfast ends, your selection may be limited. Stop complaining for your tardiness. It's free breakfast and it has cutoff hours. It's way better than a Howard Johnson or Days Inn breakfast.

To make a very long review short, if you are a reasonable person who wants an excellent hotel at an excellent affordable rate close to the city but far enough away, stay here! It's worth it's weight in gold!

As you have read, some customers don't use Tripadvisor as a tool to give helpful advice to other travelers and useful criticisms for hotels but they give bad reviews for example a refused discount or an unpaid service but claimed. We stayed in Bel 3 for 5 days and it was not enough!!!! Initially we wanted to stay in a centre of Palermo but we chose this hotel after reading reviews about stunning views of Palermo from windows of Bel 3. And we weren't disappointed!!! It is a bit far from the airport and centre of Palermo, that is true. We took a train from the airport and then two buses to the hotel. A lovely member of staff, Giorgia, gave us direction how get to the hotel and when we got there, we gave them a ring and a driver came down to pick us up as the hotel is located on the hill. He was available most mornings and evenings so if you ask in the reception he will drive you down to bus stop in Baida and up to the hotel when you are back in the evening. View was.... beautiful! Palermo situated between mountains and sea. We saw sunrise in the morning and thousands of lights of Palermo at night. We had breakfast on the terrace and swam in the swimming pool and enjoyed wonderful panorama. It took us about 45 minutes by two buses to get to Palermo each day but it was worth to come to the hotel in the evening and relax sitting on the balcony and admiring breath taking view. It is easier if you have a car but for us it was fun and it is really not difficult to travel by buses. We managed to visit Palermo, Monreale, Monte Pellegrino, Cefalu, Trapani, Mondello and Marsala. We were there in the middle of October and still it was warm, sometime even hot. Breakfast and dinners delicious, room spacious and clean. Staff very helpful and friendly, thank you Giorgia, Fabio and driver and two other receptionists - a lady and a gentleman - whose names I can't remember now. It was a great relax in a romantic place!

We booked this hotel after reading a few reviews from tripadvisor and booking.com. Our plan was to go to Mondello so we found a hotel within driving distance which didn't seem a rip off. In our country we have a saying : the cheap can turn out to be the most expensive. Upon arrival at the hotel we were horrified by the neighbourhood. All that was missing was someone shooting in the middle of the street!! The hotel is situated on the top of a a hill ... it felt like going from one girone to another of Dante's hell!!! Upon arriving in the car port of the so called hotel we were told that in order to leave our car in the parking we had to leave the car keys at the reception desk so that they could move it around. This was definately never mentioned by anyone, not even Booking.com through whom we booked. The sour chicken soup smell in the hotel accompanied us all the way from the lobby, to the old dated, noisy and falling apart elevator, through the labyrinth, narrow corridors right to the spooky room. Simply disgusting. The room was tiny, the promised bathtub inexistant, the baby cot which we had booked was nowhere to be seen probably because it could not possibly have fitted in the pigeonhole room. By the way, we booked a triple room... and the tv simply ridiculous, my netbook screen is bigger!! the cherry on the cake was the pool area ...this hotel comes advertised with 2 pools however it would be best to define the first as a tiny pond and the second as a mediocre bathtub ... and by the way once we got there we were informed that the kids could only access one of the pools and within specified hours.Did I forget to mention the huge flies going around the hotel?? After getting this shock we rushed out to Mondello and searched the place for another hotel, which was very difficult to find considering it was Ferragosto in Italy. After about 4hrs hotel hunting we found an expensive room right on the beachfront which we took in the blink of an eye. Upon checking out the staff at reception were extremely arrogant and said that if we had a complaint it was none of their concern since we booked through booking.com. Stephen King needs to be informed about this hotel as it would be an inexpensive spot for his next horror novel .... no modifications required!!

Excellent view and pools. Great room, very tidy and clean. Good location, not too far from centre of Palermo. We left car in hotel's garage, price is lower than in other hotels. Beeakfast had included everything we needed.

My husband has done a review below and I'm quite disgusted that they have basically said that we have lied! They seem to be missing the point - yes, we didn't miss out our flight (thank god), its that we were stressed out, they were very rude (to me personally) and that STILL we have yet to receive an apology. You are NOT a perfect hotel. The LEAST you can do is apologise when you do make a mistake. The way I was treated was disgusting. To yell at your guests is quite appalling and to not apologise for your mistake and try to blame it on us is even worse. We absolutely waited 40 minutes - We were VERY conscious of the time and remember it clearly!! We are not trying to harm your reputation, only give an account of our stay so that other travellers can see it and so that your management know what has happened and have the opportunity to apologise. An opportunity that you didn't take. By the way, saying that you're "sorry to receive a bad review" is not apologising for your actions but saying that you regret getting a bad review...

Also, in the restaurant, another fine example of the hotel; we ordered a pizza to share and when we received it, I took a slice and before they realised they had given us the wrong pizza and they quickly took it away, put my slice back where it was on the tray and promptly gave it to another table! I have never been so surprised in my life, if I was the other table, there is no way I would have accepted that.

It's obvious that you regard yourself far too highly.
