Looked for a central apartment in Lisbon and found these. When we arrived we were pleasantly surprised by the size of our Superior apartment. Both bedrooms had twin beds that could be used as a double if needed. There was ample storage in both rooms and big windows with blackout curtains.
The lounge/kitchen was a good size and the wee kitchenette had a good range of cooking utensils. There was also a sofabed in the lounge which could be used also.
The bathroom was also a good size with a walk in shower - all marbled.
Air con worked very efficiently which was needed at times.
Staff downstairs were very friendly and helpful.
The apartment was on a square which had a number of restaurants including the TimeOut restaurants. The train station was only a 10min walk away and there was always a variety of buses, tuk tuks or taxis on the streets.

The biggest drawbacks were that we had an elderly person with us and the surrounding hills made it hard for her to get around. Also there was a school immediately behind the building which we weren't aware of and the noise from it was dreadful during the day from 8am to 5pm . Certainly would think twice about staying again due to this noise.

We stayed at a two bedroom apartment for four nights in August 2017

Likes:
- Fantastic location
- Fairly clean and modern

Dislikes:
- No one returned our messages when things did not work
- Very noisy (every night at around 4 am, there would be a loud party on the street beside the hotel)
- Only about 3 television stations

Five Stars Apartments 8 Building is actually a two building complex with a small courtyard in between. It appears the entire property is for holiday rentals. I didn't see any permanent residents living there. In addition to rent through building management itself, you can also rent from several other rental agencies. Depending on who you rent from, the types of rooms, their location and condition could be quite different. Also be aware that if you are renting through an agent, building management will not help you with any problems. You will need to go through your rental agency to get assistance.

Our rental was done through Finestay. We weren't very happy with them. We had a mid morning inbound flight and asked for an early checkin at noon (12pm). Initially they said no problem. A day before we were due to arrive we were told it wouldn't be possible. I called the agency while on our way to the apartment and was told that the agent would not come until 2:30pm at the earliest. I asked if someone could just come and let us put our luggage into the apartment. The answer was no and we were advised to take all our luggage and find a place nearby to eat while we wait. When the agent finally showed up, she was in a real rush. She quickly took us into the apartment, briefly showed us the amenities and left within 5 minutes. Not very helpful at all! We later emailed her about a burnt out light bulb that needs to be replaced, but got no response.

We have no issues with the apartment itself. It's newly renovated, spacious and clean. Other than a bad light bulb, everything was in working order. The kitchen is fully equipped for all the cooking needs. There are plenty of draws to store clothes but very few hangers to hang our clothe. The unit is located in the back building which in my opinion is better. The front building may have a view of the park and the Timeout market, but it will also get all the noise from those places. And it can get quite loud, late into the night - especially on weekend. We stayed for 6 nights. We didn't have any housekeeping done during our stay. But we knew that before we booked, so it wasn't a problem for us.

The location of the property is good. You can reach the center of old town on foot. It take 25-30 min to get to Praça Rossio (Rossio Square). There is metro, train, bus and tram service 5 minutes away. Plenty of taxi near the Timeout market, which is just across the street. Do note that although many reviews here mention the train station, they all failed to point out the trains here ONLY go to the beach west of Lisbon. You CANNOT go to Sintra/Porto/Algarve from this train station!

There are no big supermarkets nearby. However, there's a mini market at the train station where you can pickup almost everything you need. There are also several smaller grocery stores north of the building. There is a vegetable/fruit market next to Timeout market that opens mostly in the mornings. In addition to the Timeout market, which is consistently packed, there are plenty of restaurants nearby.

At the end of our stay, we had to fill out a mandatory custom form with our age and passport information. I wasn't very comfortable giving out those information but was told it's a requirement. We were also required to pay a tourist tax of 1 Euro per person per night.

Although I like the apartment and its location, it would not be my first choice if I ever visit Lisbon again.

WORST customer/guest service I have ever received. The manager shouted at me on the phone, threatened to cancel my reservation and HUNG UP on me.
They overcharged me for the city tax rate (double the correct amount) and did not answer my emails about how to proceed with the check-in on the very day of my arrival – I wrote to them at 7.45 am and only got an answer at 4pm.
It is important to note that they ask you to go to a different location first to pay and pick up your codes, and only then can you go to your actual accommodation.
The manager ended up cancelling my reservation as I was on my way to the accommodation after having paid and picked up the codes in person. I was left stranded in Lisbon (when I was actually supposed to join a work meeting on Zoom).
The manager (I believe her name is Anais) accused me of not knowing how guest apartment rentals work. Funnily enough, I had been staying at Fine Stay Apartments on Praça Luis I (also a guest apartment rentals in Lisbon) right before and there were no problems with them.
Also, I understand they cancelled my reservation to prevent me from sharing my own experience with others on Booking.com. Now you know – stay with them at your own PERIL!

Beware of this hotel facility !!!
The rooms look very dirty and older than the published photos.
The apartment was without soap and shampoo, remote control TV and coffee machine were not working and only on the third and last day they were provided or replaced !!!
despite paying for it we did not receive breakfast the first two days !!!
The assistance on the ground floor is very bad with a guy who did nothing but passively receive all customer complaints and acting like he wanted to solve them.
For the expensive price paid you can find very good hotels in the same area.

A work colleague recommended these apartments and it worked out really well.I was a bit apprehensive as some reviews werevery poor. From our perspective we had no 202, one bed apartment, had everything we could ask for in a great location including dishwasher, so near to the time out market with plenty of place to eat in the area,.
They don’t store your luggage but do recommend a place which is only a 3 min walk for 4€ per bag for the day

Would definitely come back and wouldn’t hestitate recommending

These apartments are nothing like what is advertised and definitely not luxury.
We arrived early and the check in area was in a small office where we had to stand waiting for others to be checked in (even though there was a reasonably nice reception with sitting area nearby) and were told apartment wasn’t ready however we could leave our luggage at a charge of €5 for each piece of luggage and when we refused this we were told we could take luggage upstairs and leave in apartment. Our first impression of apartment was that it was spacious as advertised however it was very basic with shabby sofa, very scratched and worn tables and smallish tv. I would imagine that the linen was clean however we were not prepared to accept what was supposed to be luxury. On enquiring if we could be moved to another and better apartment we were told that there was not another apartment available however if we were to pay a fee we could be moved to a DELUXE APARTMENT! We spoke to the manager/director of the apartments and were told that we got what we booked!!!! We told her the apartment was definitely not luxury and had no safe to which we were told that apartments do not have safes and that she thought our expectations were too high! I would like to add that this apartment was €260 per night and we were staying 2 nights!!! A lot of money. We stood our ground and were offered a refund which we duly accepted and for not much more we booked into a beautiful 5* hotel in a much better area (off Avenida liberdade) complete with balcony with loungers, spotlessly clean and excellent service.
Although our story did end well, this was a really unpleasant start to our holiday and wasted valuable time as we were only in Lisbon for 2 days.

Our stay was canceled due to covid last year. I got the voucher to use in their apartments this year. However, they changed the price for the apartment 3 times. The first price was 499 euro for our stay, the second one was for 799 for the same stay and the third time the price was 1125 euro for the stay. We weren’t able to use our voucher for 499 euro. I’ve contacted them 8 times via email and via booking and they didn’t confirm our stay! HIGHLY NOT RECOMMENDED!!!!

I wouldn't stay here. We booked for five nights
and stayed two. After the first sleepless night
due to noise from bars below our room until
6:0am. We asked to be moved and was
promised but it didn't happen. We tried calling
and emailing to no reply. The room was dirty
and dated and frying pans burnt with egg
residue still on them. Rising damp in the
bathroom and cockroaches. I was offered drugs
and asked for money on numerous occasions
and felt unsafe outside the apartments. Over
the road was a park and was full of rubbish with
a bar and loud music. I don't mind anyone
having a good time but this was the next level.
Please stay clear of this place you will regret it.

This apart hotel is located in front of a square where people sell drugs.
The flat is awful ,the bath towels and bedding are of poor quality.
The daily rate is high compared to what is offered.
Better to look for another place to stay.
