This is a spectacular hotel, and we were really looking forward to staying here, but the receptionist at check-in left a bad experience. When we arrived the receptionist, Rosa, was on the telephone taking a booking. At no time did she acknowledge us. She carried on her conversation for between 10 and 15 minutes (CCTV will show the exact time)....

Very badly in need of tlc. Very noisy floorboards at night. Rooms very small and we upgraded as well. Bit old fashioned. Scenery very nice. Bed was clean and comfy though. Just a bit dated. It's never good to arrive with customers arguing with staff in the foyer. Booking in was late due to a member of room staff being off sick. Spent 3 nights there with my partner.Staff were very friendly and helpful we stayed in a superior room.The room was very comfortable and clean.Very nice grounds outside to have a walk around.We did not eat in the hotel as we chose to go into Peebles to eat at night.I would recommend this hotel for a visit.

Staff were fantastic. It was lovely clean and well presented. Bed could have been comfier but that's probably just my personal taste. Breakfast was brilliant too. Lovely setting and gardens. A short drive from peebles too. Would definitely recommend.
