Our first stay at Patrick's Boathouse, and not our last! We stayed with friends, and we were all delighted with our accommodation. Each room is differently but beautifully styled. One of us had the deluxe room with superb views across Swansea Bay, but the other two rooms booked were just as comfortable. All rooms were large, and we were very pleasantly surprised to have in each room a fridge containing fresh milk, orange juice, chilled water and yogurts. There was also some cereal, tea and coffee making facilities, Welsh cakes and biscuits. None of this was expected and was a lovely surprise. All rooms were beautifully warm, and it was easy to control the warmth of each room by adjusting the thermostat on the radiators. The bathrooms are large and stylish, with everything you would want. Being Mumbles, parking can always be an issue, but none of us had any difficulty in parking nearby. This is high quality, high standard accommodation which is very close to the front and to local restaurants. Thank you Patrick's Boathouse for making us feel so welcome, and for ensuring that we had such an enjoyable stay.

We had a lovely one night stay here. The room was large, warm and very clean, with a really comfortable superking size bed.
Very peaceful location, yet very close to the beach.
Thoughtful touches like dog towels in the hallway, and wine glasses, corkscrew, additional tea, coffee and hot chocolates, and dog treats set out on the landing area.
Plenty of on road parking very close by, or car parks within an easy walk.

We were sent a lovely welcome email carrying instructions to gain access to the property and our rooms. The room was lovely with a massive comfy bed and a sofa facing the Juliet balcony giving us the wonderful view of Swansea bay. We had a huge bathroom with a gorgeous shower and big luxurious bathtub, loads of fluffy towels, toiletries and bathrobes. There was a tea and coffee bar with a plentiful supply of biscuits Welsh cakes and cereal the fridge was stocked with fresh milk, yoghurt and fruit juice. We were only a short walk from all that Mumbles had to offer. We would definitely recommend and will most certainly return.

Parking a big negative
As was the driveway between two restaurants which was very steep. The entrance and staircase were lovely. Our room was two floors up steep stairs. The view was lovely. The tv was difficult to use. Bathroom large but lighting not great. The shower was large but grouting on grey tiles definitely needs attention. Breakfast cereals etc with fresh milk a nice touch. A definite turn off returning is parking on main road which is extremely busy and littered with dustbins from the large number of small restaurants. Bed was ok but hair on the sofa pillows not welcome

First of all the good stuff. The arrangments for arrival were great. Good instructions for a key safe and really easy. A lovely bedroom, clean and nice decor with a good view out of the mumbles across swansea bay. The bathroom decor was also very good, modern an clean.

There were three not so good things that made us cut our visit short by a night despite having paid for it.

1) temperature. When we arrived the rooms were cold. Checked tbe radiators but they were switched fully on with the radiator thermostats. The radiators were barely warm to the touch. As we were heading out for the evening amd in a rush we just kept our coats on and headed out. The next morning i headed into the lovely lòoking shower to find the water between cold and barely warm. My wife didn't have one.
2)parking. There is no parking and the description said there is good street parking or paid parking. Well even in december it was impossible to find a space within 1/4 mile of the place. Heaven knows what it is like in the summer.

3) breakfast. Well it was pathetic. A couple of the kiddies boxes of cereal, or two pots of youghurt in a noisy fridge by the bed. It didn't qaulify in my mind as even a continental breakfast.

We didn't bother complaining as there was no reception but just came home early as it was warmer in the car.

This was our second time staying and it did not disappoint. A different room with a beautiful view. I love the little touches to this place, the nice breakfast, the doggy towels and biscuits and the large bathroom. We will definitely return!

The host informed us that pay and display parking was available about 50 meters from the entrance of the Boathouse. We found the lot, and was lucky to get the very last spot. We then walked up and down the street to look for the pay station, but found none. Calling the host, he simply informed us that there had been "a recent change" to NOT charge for parking in that area. He had not bothered to correctly inform us, but did not even apologize. At all other times we passed that parking place it was completely full. Be warned that you will most likely have to travel further along this very busy road to find a spot. You may also have to pay.

Our room was spacious and clean and had a nice view of the bay area. The bed was comfortable, although the arrangement with a very large painting stretching all the way down to pillow level stopped us from sitting in bed reading and watching TV. An impractical arrangement. Better reading light would have been nice.

There was a small fridge, and yogurt and other stuff for a continental breakfast were loaded there. Not a full English breakfast, but an adequate start of the day.

We wondered about the clunky glass bedside tables in glass, and discovered that both were damaged and had therefore been turned with their backs out. It hides the damage, but eliminates the shelf space. How about getting new tables with shelves in wood?

The bathroom was unusually spacious and offered both a bath tub and a shower cabin.

The password protected WiFi worked fine.

There was no elevator.

There was no in-room safe.
