Lesley is absolutely lovely and so caring. On arrival she asked if we had any food requirements, I told her she was awkward and she offered to go to the shop so she had something in I could eat for breakfast. She was very kind throughout our 2 night stay and we will be going back at some point. Beds...

A great little bed and breakfast hotel run single handedly by the lovely Lesley. My breakfast needs are modest but she does do a full English. I usually have an egg on toast, and her fried eggs are superb, just right and not snotty. Free wifi and parking, and I keep on coming back.

Easy to find. Warm welcome from the owner. Small room but everything in that you would want. Vety clean. Nice sunny dining room for breakfast - choice of cereals, cooked breakfast. 5 minute walk to St Annes shopping area. Bus stop nearby as well as train station. Will definitely return

One night stay for a very reasonable single room with nice views and comfy bed. Hosts were very friendly and helpful. Recommend for a quiet family stay. Tends to get busy on the weekends so booking in advance is useful

Lesley the owner is a lovely friendly lady extremely helpful. The guest house is very clean & provides a good full English. The location is excellent being adjacent to the high street where many shops & restaurants can be found,

This is a lovely hotel with a 5 minute walk into Lytham. It is very clean and up todate, I would stay here again without a doubt. The landlady was very helpful and was saying the best places to eat, I managed to park ok

Stayed for 1 night as attending the lytham festival. Room was room 2 on ground floor as it is a triple It is a lovely room, nicely decorated, very comfortable beds and bedding. Bathroom en suite and in a separate corridor . Breakfast was okay Staff lovely and happy to help with ordering taxis etc. Limited parking available at front...

The welcome from Lesley was warm and friendly. My room was clean and well furnished, including a full-length mirror in the bedroom. The en-suite was small but adequate. Breakfast is served from 08:00 to 09:00 and checkout is 10:00. The hotel car park has room for 6 cars but I found the marked spaces quite narrow. I would stay here...

Lovely little B&B with off street parking. Well worth a stay here as the lady is so friendly and welcoming. This was my second visit here and I still highly recommend.. Situated not far from a little town centre with shops and places to eat/drink. And only 15mins drive from Blackpool .. Bonus!
