Set on a hillside off a wee country road outside Blairgowrie this hotel is impressive. The private approach road through wrought iron gates up to the main door passes the car park. We arrived on a wet Friday with snow threatening so one appreciated being dropped at the door.
Turning left through a door in the timber lined hallway we were immediately welcomed by the warmth of a log burning fire. Inviting! Tranquil! Having divested ourselves of our coats we were offered a choice of lounge areas (some with cosy fires) and a welcome glass of wine. The bar area stocked an array of spirits and wines.
The menus were presented for our perusal. A choice of three starters and three mains and longer list of desserts all of which was not individually priced - just a simple charge for two or three courses. I chose a tagliatelle with hake, green beans in tasty mustard sauce and my partner enjoyed the greed salad with pear & Stilton. For our mains there were fish, chicken and beef dishes to choose from. We both chose the salmon - this was served on a bed of spinach and samphire with a home made creamy fish cake and mashed potato. Delicious! Declining to choose from the array of tempting sweets and having dined in the traditionally decorated Dining Room, we were offered coffee and chocolates/tablet in one of the lounges.
The ambience is tranquil and discreet. During our lunchtime visit we met others, some of whom were residents while others were, like us, there for lunch only. The prices reflected the quality and for something special is good value.
The staff were friendly, welcoming and quietly efficient. On leaving we appreciated the opportunity to use a hotel umbrella so one could go to the car park to collect the car and bring it up to the door where the umbrella was returned for others’ use. A lovely leisurely Friday afternoon experience. We did not take any photos I’m afraid. Maybe we will next time.

Set in beautiful, tranquil countryside Kinloch House is a fine example of a traditional, privately run luxury country house hotel.

We had a spacious bedroom on the ground floor with a sofa and armchairs, comfortable king size bed, loads of storage space and great bathroom with a large walk-in shower.
Everything was spotless and housekeeping was impeccable.

There are two lounges with log fires loads of places to sit plus sitting space in the bar.
If one you want to socialise with other guest while keeping your distance this is ideal..

We stayed three nights on dinner, bed and breakfast and the food was excellent. The hotel were happy to diverge from the menu to cater for our dietary needs.

The owner and or manager were ever present but not intrusive and ensured that everything ran like clockwork.

We went as three couples through an itison deal and we were not disapointed with this hotel. The rooms are very spaciuos and well appointed the staff attentive and pleasent and the food was excellent. The hotel itself is very well kept throughout and the open fires make it very relaxing on a cold Scottish Janaury day. Highly recommended and I am sure we will return.

Good points first:
Dinner was very pricey and the menu limited but it was superb, I had fish for both courses and it was faultless
The waiting/bar staff were excellent, well mannered, attentive, polite and friendly
The dining and downstairs seating areas were attractive and warm
The room problem we had was dealt with appropriately but should never have occurred.
Negatives:
The price for B&B was extremely overpriced for what you get, the first room we were shown at the end of a long corridor was so below standard that we asked to move. The walls were filthy and the room small and very uninspired. The next room which may have been an upgrade still had serious flaws which could be laughed at but when you are paying £250 a night, they were totally unacceptable, for example the lamp had been broken and was glued and stuck together with masking tape! the dressing table stool had a cover which when you lifted it up revealed a threadbare seat! On the way to the bedrooms the carpets were in very poor condition and many of the rugs threadbare. Some items of furniture have holes in them and so need fixed properly or replaced.
There are no tea and coffee making facilities in the room and it is not made clear that any tea/coffee ordered from the hotel is free or charged for.
If you are Vegan or Vegetarian then this is not the place for you, the stuffed bear at the door, even with it's mask on, seriously put me off and I am not Vegetarian or Vegan!
The grounds were really needing some attention, i.e. the grass and the border.
So in summary, the hotel since our last visit is in need of some attention and perhaps needs to move with the times. The standard of the rooms and grounds needs improvement to keep the price the same. It is certainly not the standard of a 4 or 5 star hotel.

Kinloch House is a beautiful country house in an idyllic setting where we received a warm welcome and were very well looked after. We'd had a below average dinner in Dunkeld the night before, where we were staying, and had decided to venture a little further in search of something better, we were not disappointed. The Chef at this Hotel knows what they are doing, from the canapes served with our Aperitifs right through to the pudding everything was exquisite. My wife is vegetarian and was given a separate menu offering a risotto as one of the a main course options, risotto is a risky choice, such a simple dish and yet most restaurants, except for the very best, seem to get it wrong more often than right but this chef scored a solid 10, it was perfect as were the Asparagus and also the Crab we had to start and the Filet for the main course, we just couldn't fault anything with the food. Our only (minor) complaints are: 1) the lighting in the dining room (and bar) is wrong - turn off the chandeliers (they are way too bright and some bulbs are mismatching) and introduce lots of candles; also a little (tasteful) background music would improve the atmosphere and prevent guests from hearing conversations on other tables. One other minor detail that was missed was that we had to place our own napkins, not a big deal and I'm having to be extremely picky to find any faults! The service was excellent, friendly but very professional. Full marks to the management and staff at this Hotel.

Everything here is great. We were late arriving but we got a warm welcome immediately; our bags were carried in, there was no need for any formalities for check-in, just straight to our rooms. Dinner was served with no question despite the late arrival.

The rooms are beautiful in an old-fashioned way, which is entirely appropriate for the surroundings. The water pressure is absolutely phenomenal and the large bath fills in only 2 minutes. I’m told the water is heated by biomass boilers.

My room did not have a shower but I didn’t mind (room 20), because of the amazing bath.

If you want coffee in the room, they bring it to you; there aren’t coffee machines in the room.

The communal sitting and dining rooms are so lovely and cosy; the bar is fully stocked and their drinks are amazing (thanks, Ryan!)

The restaurant is so good that we had breakfast and dinner there all three nights we stayed. The food is beautifully presented, menu varies and they have proper veggie options. The wine list is extremely reasonable for a place of this quality.

The grounds and walled garden and views are so lovely.

The thing that really makes this place is the staff who are so helpful, professional, knowledgable and kind, especially the manager who is truly excellent.

Don’t hesitate; you’ll love the old-fashioned luxury and service

A Beautiful country house hotel in the middle of Perthshire.
The hotel is situated on a rise overlooking rolling hills and farmland.
Exceptionally friendly service and nothing is too much trouble.
The reception rooms are comfortable and decorated with a selection of interesting antiques and are great for whiling away the hours during a wet and windy day, or admiring the views when the sun shines.
The bedrooms are sumptuous and it is well worth the small extra for a front facing room.
The menu for dinner isn’t overly large and the food is fabulously prepared by an excellent chef and and kitchen team….
Cannot wait to return!

The Owners ( The Allans ) have clearly invested a great deal of money during the lockdown to enhance the bedrooms with particular regard to the en suite facilities which are of a particularly high standard '
The hotel repeatedly has a consistency to supply a level of accommodation and standard of food which is just not available at other venues in Scotland at this level . Indeed the restaurant provides a quality and freshness of local produce which are just not available elsewhere even including some of those with Michelin stars.
This is all overseen by the manager Paul who can only be described as impeccable along with the most able of staff .

I booked through itison voucher . Arrived with a man coming to help luggage good start.The room was a good size , only a bottle of still water and one fizzy. No coffee or tea making facilities no machine or kettle?! Room extremely warm too warm even after turning radiator down . The recently done up bathroom was lovely, if only the room matched with the decor. The dinner was nice but we had to say what we wanted before to give kitchen time which I’ve never had in a hotel before.The main annoying thing was after dinner the same man who helped with luggage came up to a couple in lounge and offered them a nightcap on the house , there was 6 of us in lounge not 100!! We were so embarrassed and truth be told I don’t care what the reason for the free drink was it doesn’t matter , it was so ignorant, the other couple put their heads down and I couldn’t believe my eyes as the couple who were only in for dinner not staying got their free nightcaps!! It’s been on my mind since . Maybe they are regulars maybe something went wrong at the meal ? I DONT CARE!! He should’ve offered us all a nightcap end of !! If I had to recommend it I’d say go somewhere else!

We have stayed here 3 times now and it has always been excellent in every way. It really feels like a home from home in Scotland. Our recent visit during the Covid restrictions was as good as ever with careful and effective but unobtrusive safety measures - we felt totally safe and well looked after. It is a stunning setting and a very atmospheric, comfortable house. The service is friendly and attentive; drinks in the longe before dinner are a real treat and the dining room, food and wine are first class. If you want to try salmon fishing too, they can arrange it with an excellent local guide who will pick you up from the hotel. The food is terrific and you can order your dinner requests from you r room before you go down to dinner. It is a great place to stay and we will go back.

Seems like a bit of a silly question. My experience was there was a broad age range of staff at Kinloch House. As it's a standard working age question, so please refer to GOV.UK website.

Im not sure, we stayed in the house itself, which was very comfortable, with a definite country house feel. If there was an annexe i would still have chosen the house itself
