We stayed for one night in a JUNIOR SUITE BALCONY, which was perfect for us. The view over the grass beach, the little bay and the sea was delightful. The room had 2 balconies and a very comfortable bed. Overall we had a great experience and the location of the hotel was great for a stopover, without being too far into the island.

Beautiful hotel right on the water. We had a large room with a large terrace facing the water, where we could sit and watch the boats going in and out of the harbor. There was large swimming pool and most importantly, a bar and snacks, including one of the best gelatos ever.

This was our first time to stay at this hotel. It was excellent. The view from our room was stunning. The was very comfortable. The shower was spacious. The breakfast was included and was delicious with lots of choices and a gorgeous view of the water. We wanted to stay more than the one night.

O.k. Hotel itsself is really nice, rooms light and airy, very clean. Shower cubicle very small, for us normal height and weight wasn't too much of a problem but for someone bigger and taller they may have got in, but probably not out.
Service just o.k. breakfast a bit chaotic, also things not being refilled was a bit of an issue.
Beach nice and comfortble, but pretty steep prices. 9 euros for dl of wine, 10 euros for ham toastie and 3.50 for a capuccino.
Reataurant upstairs very nice ambiance.

Location with the views were stunning.

Parking was easy and included.

Bed was comfortable. Bathroom nice.

But it just didn’t offer the wow factor that it should have for the price.

The main issue was a worn and tired building.

Breakfast okay. Hard for vegetarian which I understand.

But staff was unwelcoming and rude. Especially the man at the breakfast area on Sunday 22 October. He acted like it was an inconvenience to him to make a latte. I was very surprised by the service and I’m not a ‘fussy’ guest!

Overall needs a good touch of TLC. A much nicer staff. Price is too high for what we received.

Stayed 21 October 2023

This hotel is located just outside Porto Santo Stefano, right on the ocean. It has a small private beach area with private cabanas for its guests. We did not have reservations so we ended up in a room that lacked an Ocean view but had access to the interior patio. We paid 108 Euros ($150) for the stay, a bargain in the area. Our room was exceptionally clean and comfortable with good AC, a nice closet, a safe and a spotless modern bathroom. The furnishings were simple in appearance, nice and quite modern. A small TV was provided in the room but no alarm clock. (This seems quite common.) A relaxed continental breakfast buffet was included at the hotel’s 3rd floor restaurant. The hotel distinguished itself in its attention to appearance and cleanliness (neither appears to be strength of many of the beach hotels we drove by). I would be surprised if many of the 4 star hotels in the area were as clean or modern and the price could easily have been over $200 a night. We did not care for the shore area itself but the hotel was a true find.

So let me add some context by saying that we decided to make a beach stop as we traveled from Tuscany to Rome. After Florence, Siena and Tuscany we thought that it might be nice to take a break from walled cities and old churches for some time at the sea. Initially we planned to drive from Montalcino in Tuscany (we loved it) to Orbetello. Our previous inn keepers had suggested we make a stop in Bolsena for lunch and see the beautiful walled city on the cliff, Pitigliano. These were both great suggestions. When it came to Orbetello, we got some mixed reactions. We know everyone has different tastes so we decided to wing it and just drive to the area, no room booked!

Driving into Orbetello, we saw why it got mixed reviews, it reminded us a bit of Wildwood, NJ or any other beach community that has long served a major metropolitan area. It was a bit seedy or maybe the right term is dingy and very built-up. I might have enjoyed it more when I was 20 but it was less interesting at 40. I like still like Ocean City, MD so I’m not a complete old man but it was a long way from a Cape Cod, Santa Monica, Newport RI, or the Jersey Shore. It just lacked a feeling of the ocean. As we found, in all of these beach towns the beach and even the hotels seem to be separated from the rest of the town by a busy main road and fast moving cars. It was hard to feel like you could do anything at a hotel without getting back in your car. Why go to the beach if you can’t walk around and hang out? I would never have wanted to bike or walk in the area. We left Orbetello and drove on South on SS1.

Driving South, we got to the town of Porto Santo Stefano and decided that it wasn’t perfect place but it was far better than Orbetello, the day was getting late and we needed a place to stay. We had noticed Hotel Villa Domizia on the road coming into town primarily because the property looked so much better than some other hotels we had just passed. We stopped at the tourist info center and got a map of area hotels and star ratings. Unprompted, the TI staffer noted the hotel by saying it was a 3 star hotel but a good 3 star. In our limited experience in Italy, the star rating can be very subjective and a bad 3 star hotel is likely some place you would not ever want to stay. Luckily the TI staffer was absolutely correct, it was a nice stay. We stayed just 1 night and headed to Rome.

La dolce vita. Really only in Italy, isn't it - and on the coast, to be more specific.
We'd been to the hotel's beach bistro for lunch a week ago and loving the location, returned for a night. One night quickly became two.
All things considered, this is the best hotel in which we've ever stayed: LOCATION, service, views, quality of the rooms, and a first-rate restaurant.
It's position in a quiet cove, where Romans once farmed eels, makes it perfect for a refreshing dip; no waves, and perfect water temperature in the summer.
We'll be back, and so should you; the pictures speak for themselves.

Beach hotels can try to get away with lot as they have the advantage of location. In the case of Hotel Villa Domizia, they do not take clients for granted and work hard to facilitate they stay. We were there for 5 nights in early September, and we were incredibly lucky with perfect weather for beach and touring around in a leisurely manner. Again for a beach hotel, the rooms were fine, even better than we expected. The parking lot can get crowded because of restaurants patrons in the evening (we would go out to explore nearby fish restaurants) but somehow managed with the help of the front desk staff who were always ready please.

Our room was small but had a large balcony overlooking the sea, just beautiful. The bathroom was tiny, I have never used a shower so small! The restaurant was interesting, no character and lots of staff very attentive but almost too much! Food was average, recommend driving into Porto Santo Stefano if you can for better food options. No wifi in the rooms which was annoying. Location is great, but overall ok.
