Something to remember is that the „star system“ may not always fit your needs.
For summer beach hotel however, Hotel Anna checked all the boxes for us.
COVID—19 regulations are in place and well organized.
Rooms are very clean.
We were impressed by how quite the air conditioning was.
Free WiFi was nice. (Didn’t need it much though, we were there for the beach!)
The hotel itself is located in a gated community, parking is free, walk to the beach is 200 meters (paved).
Lunch at the Anna beach club is great.
The hotel hosts mostly Italian customers, which means by default the food has to be good.
We really looked hard to find something to complain about, so if you want hyper-critical, here it is:
The table thingys under sun umbrellas are super small.
Some may find the beds hard (although personally I had no problems with it)

Clean, simple, recently refurbished rooms, private beach with bar at 2 min walk, With chairs and umbrella included on both the day of check in and check out!
extensive breakfast, 80euros for a triple room in high season. 18 rooms in entire hotel. Polite quick service. Book in advance or you wont find space!

A perfect stop on Lazio's beautiful coast at Terracina, just 1hr and 40 mins south of Rome. Less than £50 per night got us a spotlessly clean, twin room on the 1st floor (no lift) with a decent, self-service continental breakfast and 2 x sunbeds + sun umbrella for a day on the beach included! The beach is a 5 minute stroll down some quiet lanes. Delightful. Easy to locate on the Strada Provinciale and secure behind electronic gates, the Hotel Anna provided a warm welcome (the guy at the desk was delightful) and an evening meal with wine for less than 30 euros for two. Air-Con and a Ceiling Fan in the room. Well-equipped bathroom with decent shower. Hotel has a bar and several areas inside & out for relaxing with a book, drink etc. Really nice. Wish we could have stayed longer but my mate (Johnny W.) and I were on our way south from Rome's Fuimicino Airport, heading first for Agropoli (3 nights) then further down to Italy's arch and Matera, Basilicata. Wonderful trip over 2000kms in little Fiat 500 via Hertz. 10th trip to beautiful Italy and we still haven't seen it all. Give the Hotel Anna a try. You won't be disappointed. :-)

Hotel Anna is a hidden jem! The road to the hotel worried us a bit but as soon as were went through the gate, entered the neighbourhood (fenced!) and reached the hotel we realized there was nothing to worry about. Our host, Alessandro, was super friendly and relaxed and always there!
The hotel, the rooms, everything is very clean. Relaxed atmosphere. You can book breakfast but we enjoyed our cappucino and cornetto. The beach is just around the corner and umbrella and beds were included in the price. There‘s a beachbar for drinks, snacks and small dishes.
We highly recommend to dine at the hotel as they serve delicious food for a very reasonable price!
We will definitely go back!

Clean and the staff is so corteous. Alessandro went out of his way to make sure our stay was great .

The beach area has a bar and restaurant along with changing rooms and showers.
I loved that you could still use the beach facilities after check out.

They offer a daily menu with two options for first and second corse meals.
We had the seafood risotto which was excellent.

Will definitely be going back for a longer stay.

Comfortable, clean and quiet hotel in a private area with gate. The baech is included in the price and is very close to the hotel. Generous breakfast and good coocking, the staff is friendly and helpful . I'll definitely be back.

I had a great room quite spacious clean cozy true slightly dated but the result makes the difference .. more than dated I would call it familiar beach nearby equipped with bar restaurant games for children spacious and very clean establishment definitely return 🥰

So, the hotel is a 2 star as repeatedly reiterated on the comments, and indeed it is, no more and no less, the problem is the cost .. excessive in my opinion to be a 2 star. The beach is not very attached but you have to take an avenue on foot to get to the establishment. There is no elevator, I liked the breakfast even if there is neither salt nor too many croissants or who knows what but if you come down early (or you risk not finding croissants) and have a normal breakfast like me is more than fine. We did not try the hotel restaurant because the dishes that were there on the various days did not inspire us. The room is a bit dated but I make a note to compliment the nothing short of perfect cleanliness of each space. The TV is very small and also the shower very narrow. We ate several times at the restaurant of the establishment and it was all more than great, they have many dishes both cold and sandwiches and first courses, in short, everything is more and everything is great! Positive thing in the price you have the umbrella with two chairs but at the last row of course. Located within a closed park, very quiet and close to the beach within walking distance. No lift therefore not suitable for disabled and elderly people with mobility difficulties. Breakfast leaves much to be desired: hot water to drink, donut and cakes always the same for days and nothing salty. Very small room for a quadruple so that you can not even open the drawers of the closet or the doors of the small balcony. Towels not replaced even on days when it was scheduled as well as shower gel and shampoo. Positive note is the extreme cleanliness in all environments despite very dated.
