The wifi worked, the the lift worked, the staff were friendly, breakfast was just as I expected, and the hotel parking was nearby and secure. Public parking in Verbania is a nightmare - white spaces are free and very rare, blue ones are paid short stay only, and the yellow ones are residents only and threaten 24 hour tow away for violations. So, the hotel's rustic carpark is free and is a God send.
The set menu in the hotel restaurant is delicious and good value for dinner, FYI. The waiter was professional and helpful, the roast beef carpaccio starter was delizioso and a carafe of the local wine eased by trail-worn joints.
We had a large comfortable room on the 4th floor with a splendid view over the Lago Maggiore.
Breakfast was very nice but my recommendation to the cuisine ends there. I had rarely been served with a less appetizing dried out barely warm fish dish than at the evening menu of the Hotel. When covid restrictions will allow indoor restaurants to be open HEAD OUT.
However I fall back in the area would be my first choice

We decided to eat in the hotel’s restaurant as the menu looked okay and was €26. Big mistake! The pasta entree was good but the steak main was terrible, totally inedible. The waiter was so nice and explained, when we said it was way too overcooked, that it was precooked. He took them back to the kitchen and brought back another two but they were exactly the same. The meat was supposed to be fillet beef but it didn’t taste at all like beef - it was tough and tasteless. We didn’t eat it and the waiter was extremely apologetic. The dessert, a solid chocolate mousse, wasn’t very nice either. We’re not normally fussy but after a mouthful, we both left it.
At checkout we were going to be charged the full price for the awful dinner but my husband managed to negotiate it down and we paid for just one meal. It was so disappointing as if we hadn’t eaten there we would have liked our stay so much more. The breakfast was good - it was just dinner that was disastrous.
Door opening card not working we received a big key
Dirty room and bathroom (cleaned after claim)
Air conditioning blocked by the establishment, no possibility to go below 24 degrees, so-called law in Italy... (the air conditioning of the rooms of the Pension Pallanza located next door can be adjusted by guests even to 21 degrees)
One closed parking for 3 hotels and always complete
Not even worth 3 stars
The strong point is the high professionalism, courtesy and friendliness of the reception operators, always ready to satisfy any need and provide excellent advice.
I will definitely be back!

very clean room, and with the chance to have a beautiful view of the lake (on the 4th floor)
The downside is the restaurant, because we were on a group trip.
The products appeared to be canned goods, the room dedicated to groups is excessively noisy; the service not always up to 4 star standards (one server in particular, unfriendly and clearly not aware of the rules regarding service...). The tablecloths were just turned over after the meal, so breakfast was left with the wine stains from the previous evening's meal...
disappointing for a hotel of this category

1) No more welcome drink
2) Breakfast room away to buffet now via stairs (was ground level in spring)
3) During the day no more water dispenser vro the breakfast room
4) Air conditioning has heated instead of cooled
