We stayed here for one night after having camped for a week up the West Coast so it was absolute luxury for us! We really enjoyed our stay not least due to Karen and Martin being so welcoming and chatting about sea swimming!
The beds were so comfortable with a large en-suite bathroom and breakfast was outstanding with fruit and yogurt to start followed by a full Irish.
You simply could not get better value anywhere.

Breakfast was fantastic. Karen provided an amazingly tasty and aesthetically pleasing serving of fruit and yogurt with a wee drizzle of honey on top, followed by a huge Irish breakfast beautifully cooked and lovely strong tea. Such a beautiful and friendly place. Bedroom and bathroom nothing short of luxurious. The rooms are gorgeous, this accommodation is of a hotel standard.

Absolutely fantastic place to stay. Great location. Karen is a brilliant host and person. She couldn't do enough to make our stay perfect. House/rooms were immaculate and the bed was so comfy. We had breakfast In the morning and it was amazing. Started off with a nice bowl of fresh fruit and yogurt followed by a full Irish breakfast. Will definitely stay here again. 10/10. Thank you Karen.

We had a great stay at Elm Brook B&B. Our plan was to visit areas from Sligo through the Sleive League cliffs north of Donegal and so we split the difference by choosing this property in Ballyshannon. Karen was a great source of local information and provided clean comfortable rooms and an excellent breakfast. The location is quiet and relaxed even though its only 2 blocks from the main down town. I liked the front yard and especially the sound of the creek flowing by. Hope to return again one day to see everthing we missed this time in this beautiful area of Ireland.

Glad we were able to stay here again this year. We love Karen and Martin, and the B&B, of course. Great breakfasts too! The B&B is located within easy walking distance of downtown and restaurants as well. A really big sitting area and tea offered regularly. Nice and clean rooms too. Definitely our go-to when in the area. Hope to be back again soon!

Visited from (near) Glasgow with my wife and 7 month old baby. Stayed for 4 nights beginning July '07.
B&B first class, very welcoming. Situated just off the town centre, but very quiet and pictureque (sp).
Breakfasts to die for, freshly prepared (we had to ask them to reduce the size!!!) Karen and Marin very nice and rooms very clean and tidy. Would recommend and would return.

This was our first trip back to Ireland since 2014 and we have stayed with Karen and Martin twice before. We always enjoy seeing them. As always, the B&B was spotless and the breakfast top class. The B&B is located within easy walking distance of downtown shopping and places to eat. Always our go to when in the Ballyshannon area.

Our family stayed in Elm Brook b&b for 3 nights. The rooms were spotless, comfortable and spacious. Karen and Martin were friendly and welcoming hosts. Breakfast was plentiful, tasty and fresh. Would recommend very highly and we hope to return next time we go to Ballyshannon.

Just back from a four night stay at Elm Brook. It is in a great location only a five minute walk to the town. Karen and Martin were great hosts, very welcoming and friendly. We stayed in the Donegal room which has an open outlook over fields to rear of the house. Our room was very spacious, with an en suite bathroom all of which was spotlessly clean. The beds were very comfy, there were facilities for making tea/coffee which came in handy. Nice comfortable sittingroom and diningroom downstairs. Great choices, both hot and cold, on the breakfast menu and Karen cooks them to perfection - full Irish breakfast delicious. One of the nicest places we've ever stayed at. Would highly recommend it.

We only stayed one night but really liked this B&B and especially Karen and Martin. The rooms were big and clean--the lounge area huge--and the breakfast was fantastic. We were just passing through on our way to Donegal---as well as visiting the Sunday indoor Boot Sale in Ballyshannon!! Karen and Martin are great--very accommodating and a pleasure to talk with. We were traveling as a couple in one car and a single in another as we had met up with a friend of ours. Rather than take both cars on to Donegal, we asked if we could leave one at the B&B. No problem. I was concerned we might take up space in the small parking lot (plenty of parking on the road in front of the B&B) but they insisted we leave the car where it was. We really did appreciate that so we could all continue our travels in one car.
We wouldn't hesitate to recommend this B&B to anyone. If we make it back this way next year, we will definitely be staying here again.
